Browse Forums Building A New House Re: JG King modified Heywood - Tiling (or not) 1110Oct 07, 2017 11:34 am bank Unfortunately we're back to seeing red again tonight. We got an email from admin late this arvo (do they send emails any time other than late on Fridays??), saying that if they change the downlights to brushed chrome she'll have to charge us for it . She is claiming we didn't give her a definitive answer on the colour and because the drawing says azalea white that is what they ordered. We have replied but of course being a Friday I'm going to have to stew on it all weekend. It seems our forgetful SS (that already told us they were being changed) didn't pass on all the information. Firstly, they haven't installed azalea white, they have installed AZA white, which is a completely different lower wattage light. Secondly I showed the SS the email where I pointed out that before contract they needed to update the drawing to match the building quote so that they both said brushed chrome and admin replied saying that the quote (which became the contract specification) trumps the drawing, so the drawing didn't need to be changed . Now this should be straight forward to sort out since it is correct in the contract spec, and I have proof that I asked for the drawing to changed and was told it didn't need to be, and regardless of colour they have installed the wrong light! Yet somehow I feel like this is going to be a fight. Am I correct in understanding that the 'contract specifications' clearly state that the downlights are to be brushed chrome, but the the floor plan/electrical plan says 'white'. If that is the case, then you are correct in that the contract is the primary document, and errors on the plans are their problem. Don't let this go or pay extra. We had multiple similar issues and all had to get resolved according to the contract. By and large, their admin staff seem ignorant of either contractual or statutory obligations. Yes you are correct. We know we are in the right and there is zero chance at this point that I will pay them anything. Regardless of colour they need to change them over to the correct model, we won't be compromising on that. Admin is the one that insisted that the drawing didn't need to be correct because the contract was. I'm pretty sure she's just trying it on. She would know by now that it won't work on us. She has probably been told to try. They've made yet another mistake and they don't want to pay for it. I suspect it's the electricians that have made the model mistake, I don't believe kings even offer the one they installed as a standard option and she did say in the email that the purchase order said "azalea". If that's the case, it will be the electricians that pay. https://r.tapatalk.com/shareLink?share_ ... are_type=t Re: JG King modified Heywood - Tiling (or not) 1112Oct 08, 2017 9:02 pm bank Doc Freeman bank Unfortunately we're back to seeing red again tonight. Driveway area has been scraped and left in a pile in the front yard. My lovely neighbour who keeps her eye on all the comings and goings in our street , was less than impressed with the mess they made . I have much bigger problems than a messy front yard that will be cleaned up. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Chippy and plasterer were both there. Plasterer was finishing off the garage (finally!), hopefully he is doing all the other bits and pieces such as laundry bulkhead at the same time. The odds them remembering all the issues is slim though. Chippy should be doing man hole and looking at a few defects that they are tending to while we have this delay. Heating fit off was booked for today as well. Based on the skip contents I think they may have already been. https://r.tapatalk.com/shareLink?share_ ... are_type=t Re: JG King modified Heywood - Tiling (or not) 1114Oct 09, 2017 4:02 pm I go offline for a camping trip for a weekend and come back to this, seriously slab and lights i would hate to see your fix list. that said front of house looks wonderful so you have that going for you! Yeah not catching any breaks over here! My only hope is that by picking all of this up along the way the end will be pretty painless (pretty sure I'm deluded ). Still no reply from admin on the downlight issue. I'm really hoping they don't empty the overflowing skip with all the incorrect downlight boxes in it. I have taken photos but I'd feel better if the evidence was still there. I can see this turning into another saga like the paint. Meanwhile I have looked up the retail price of the downlights they have installed vs the ones selected, they are about 40% cheaper! Someone is trying to pull a swifty! I assumed they would be cheaper but I wasn't expecting that much difference. Re: JG King modified Heywood - Tiling (or not) 1117Oct 09, 2017 8:14 pm Heating vents are in! Controller is very prominent from the front door! Hadn't thought about where it would be. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Plasterer didn't do laundry bulkhead . Also doesn't look like hampers have been touched. He has done around the kitchen window, so now it hangs down from the overheads even more . Drafting really dropped the ball on this one. If they had drawn the kitchen to code we wouldn't have this problem. Other than the tapering fascia this is my biggest disappointment. Chippy has fixed a bit of skirt in the ensuite and presumably put in man hole since it's disappeared. Bathroom window was open enough for me to get my phone in. Tilers did less than I thought before they stopped. And... they have left a smaller mirror hole than it should be . Seriously just one element going smoothly would be awesome. It has since dawned me that we increased the size of the mirror but it was never updated on the Beaumont tiles plan 🤦♀️. Should be a straight forward fix, but still, we now need access to report it. I know mirror and shower measure is booked, should have been pushed back since tilers didn't hang around, but who knows with this mob. I guess if the tilers had finished the bathrooms they could have gone ahead. Hubby was pretty sure SS said they would finish the bathrooms now but they haven't returned. https://r.tapatalk.com/shareLink?share_ ... are_type=t Re: JG King modified Heywood - Tiling (or not) 1118Oct 12, 2017 9:44 pm So today was floor grinding day, which turned out was more floor filling day. Not quite what we were told was happening. They have ground down a few small bits but mostly just chucked a heap of self leveller down, covering up a decent chunk of the skirt and back door. With glue and tiles it's going to be close to the door catching on the floor. At a minimum the skirting is going to need to be fixed. I don't understand why they wouldn't have removed it first. Pretty sure they were meant to finish bathrooms last week. When we warned SS about the mirror size issue he was grateful and said that the measure hadn't been done yet so all good, then today there's a note on the bathroom wall that they came to measure but job wasn't ready 🤦♀️. Robes were measured though. Just a single half row on the wall we can see, so can't even tell if they are laying them right. Weirdly they were washing/scrubbing the subways in the garage tonight . Needed to remove some perhaps?? We don't have a huge number of spares because at least a whole box were delivered broken. Like mine, yours was filthy with muddy boots and rubbish etc but now yours is quite clean and I always wondered how they did it. I don’t think you need to worry about the broken tiles as an extra cost would be on the builder. Only issue is delays if they have to order more or if they came from a different batch but if it looked crap it’s a defect and get redone. For us we had heaps of spares in the end so I guess they really overorder. It wasn't perfect then so I assume the tilers cleaned it when they were preparing to lay the tiles. You would hope they had it clean before the poured the leveller. https://r.tapatalk.com/shareLink?share_ ... are_type=t I would never build with Fowler homes.
