Then it's a matter that the painters aren't keen to paint on top of finished floors, nor any supervisor who wants finished flooring susceptible to damage during construction. This is why flooring is literally the last thing to be done. You could instruct your supervisor to not get the skirting fixed where your planning to put hard floors, but you'll have to get someone cut/glue/nail them and patch/sand/paint them after handover. So, it's kind of an insurance mitigation/ trade convenience/ and laziness story. Metricon sells the fact it's so much better to go with them during the build and not post handover. I was planning to get solid floorboard through M but they have recently stop doing solids and only do laminate or engineered boards. One of Metricon's or others builders sales pitch is that they would be better to go with them as the board would be going underneath the kitchen island and under the cabinet kicker. All the photos that I have seen, has reflected this at all. I've only seen this done correct at Carter Grange. We're going engineered timber floorboards through Metricon (and they're not exactly cheap!). I made them put a clause in my contract that they are going under the island bench and skirtings, and there will be no quad. They are post-finished engineered, not pre-finished. Pre-finished can only be done after island bench and skirtings. If they install quad, they'll be ripping it all out and fixing it. Your house looks super Emmz! Best of luck with the handover.
