We have just clocked our 90 days since handover, and silkwood are happy to accept my maiintence report in the new year, as we have only been living in the house since early November. I like that about silkwood, they are flexible, I sent off an email today requesting the extra time and Admin manager replied that was fine. We asked for these two areas to be concreted as part of the slab ($3600) thinking that we would deck over the top at a later stage. I've just been reading & discovered that placing a wooden deck over concrete is not a good idea as there is a higher risk of rot due to water sitting on the concrete under the deck. We are still waiting for bank approval so could still make a last minute change to the slab. We have had our plans approved by council. Do you think that removing the concrete in the alfresco would have an effect? The roofing would remain the same. We are having bamboo flooring in the dining & living areas so wooden deck would be much more suitable for aesthetic reasons than tiling the concrete. I've done 3-4 for mates, with no issues after nearly 10 years on the first one... As long as the area can still drain, and you don't fix the decking too close (i.e. so it can breathe as well), should be OK... The biggest issue I have is when the kids drop things between the boards and you can see them, or can't get them out... We were looking at Dennis family homes before signing with Silkwood, so have decided to make a quick well thought out decision & go with them. Looking at the Hawkesdale plan as it's very similar to the plan with Silkwood. Here's the plan. It's quite depressing really! 8/3/15 - Sold our house 26/3/15 - Decide to build Henley Sahara Q2 18/4/15 - Purchased property for a KDR 19/4/15 - Met with sales assistant & signed estimate (Henley) 24/5/15 - Cosham info session (Henley) 6/6/15 - Moved into rental 15/6/15 - Settlement sale of our old house 16/6/15 - Settlement purchase of the KDR property 18/6/15 - Colour appointment (Henley) 17/7/15 - Tender appointment (Henley) 11/8/15 - Acoustic Report received by Henley 16/8/15 - Demolition complete. 4/9/15 - Town planning approval received subject to Section 3 AS 2021-2000 Acoustics - Aircraft Noise Intrusion 17/9/15 - Electrical Appointment (Contract appointment cancelled as still working on acoustics report) (Henley) 2/10/15 - Visited display homes to find another builder (Decide on Silkwood Dream using custom plan) 21/10/15 - Cancelled all dealings with Henley due to excessive costs of acoustics & time taken to provide costings. 1/11/15 - Signed off on estimate & plans (Silkwood Dream) 14/11/15 - Colour appointment (Silkwood Dream) 7/12/15 - Contracts signed (Silkwood Dream) 9/12/15 - Amended planning approval received 19/1/16 - Received letter to say Silkwood had gone into liquidation 20/1/16 - Decide to build Hawkesdale design with Dennis Family Homes (DFH) 24/1/16 - Discussed changes to plan with the sales consultant (DFH) 26/1/16 - Signed off on the plans & estimate (DFH) 27/2/16 - waiting... We were told that it takes 45 days to contract with Dennis, but they'd be in contact with us a couple of weeks prior to do our colors. We received a welcome letter, but they don't know when we'll get a colour appointment, when we can get a copy of the plans or when we can sign contracts. It's so frustrating! We just want a house... We've made a few structural changes, but nothing major. Extending the external study wall in line with the living & family. Your floor plan looks pretty much what we're wanting, with a triple garage... Our main issue is we have to build on stumps due to cost of the flood plain and finished floor level requirements imposed by Melbourne Water... Unfortunately most of the volume builders won't build on stumps, with the exception of Metricon... I'm sure you did, but didn't realize the effect it would have on your build. I'm actually happy now that we're building a single. We were going to have obscure windows on one side on the double which would have looked awful. What's the point of having a window if you can't look out? We'd like a bigger garage though but don't have the room. Good luck with finding a suitable floor plan & builder for stumps. My brother built with Metricon 6 years ago (on a slab). They didn't have any problems with their build. Let's hope we can both have a house for next Xmas... We were going to have to obscure every upstairs window, and have to apply for about 6 dispensations... @pvbuild - yep, M will build on stumps... Everyone else gives us a dirty look when we ask!
