Browse Forums Building A New House Re: Clydevale, Clyde North VIC 65Feb 29, 2016 2:57 pm amandavee yeah I know! apparently due to the wet winter its not going to title on time! we'll see what happens though! we're building the riva 29, Carlisle fixed our site costs at 11k I didn't want to take the risk and not fix it, then for it to blow way over budget.. yeah our conveyancer said our land is quite flat so site costs won't be huge! im just hoping by the time our land titles we no longer need to pay the bush fire levy! save some money where we can haha Hi hows stage 4? I heard they have a drainage problem on that stage. Is it true daniels resigning at the end of march? Re: Clydevale, Clyde North VIC 66Mar 02, 2016 7:59 pm Hi there, I'm new to this, we have purchased block 318 in stage 3 we heard today that we will be lodging with the titles office within the next 5 days and then it's up to them whether they take 2 days or 4 weeks but it's finally feeling like it's getting closer, I do feel for the later stages! We signed for our block in March 2015 I think and were meant to title in October so it's a long wait. Loved reading everyone's updates and building information suprised no one said they were building with Home Buyers Centre which we are! hoping to meet my neighbors on here haha that would be great Re: Clydevale, Clyde North VIC 67Mar 03, 2016 1:02 pm Got an e-mail from Daniel yesterday, stage 11 and 12 are pushed back until September 2016. Delays caused due to delay in demolition of the house in stage 11. Vic roads have now asked Kaikura to ammend some plans etc... happy for people getting their land soon, it will be good to see the houses coming up in our estate. There was also a delay with the removal/demolition of the old house on these stages due to the owner wanting to organise it themselves… They submitted an application for the demolition permit which took longer than anticipated having a knock on effect to the works being started. Vicroads have now thrown a spanner in the works by requesting amendments to the design and costings as outlined in the attached letter from the developer. The intersection to the north of the estate is vital to obtaining titles for stages 11 & 12… These works will be tendered out to a select tender and we are hoping that our contractors can win the job over the other 2 companies so we can ensure the work will be done in a timely manner. Hi Guys, I'm in stage 4 too and the latest news I have received is that potentially the land won't be ready to early next year 2017. Does anyone now have to pay more to the builder as a penalty because of this delay, even though it is out of our control ? We are in stage 2 and building work has started. Does anyone know when the park is going to be built?? What's the kind of site cost is coming up on this estate can others please give an approx amount so that we get an idea. ----------------- In theory the pain with the builders is that they will start increasing the price claiming it's getting delayed by the owners side even if they are ready or not. Also, since the contracts has been signed some of the builders will take that as a way of getting more money as the chance of negotiations from your end is reduced. I would let the builder know upfront and put it saying it's not getting delayed because of you guys rather it's getting delayed as a result of developer dragging it. ------------------- Not sure about the legal side as well, if you try to pull out and the developer ends up giving you the money you initially deposited you will end up being at a loss as the land prices have gone up from the point deposit was paid. ------------------- Also guys this forum has just slowed down heavily with noone responding these days (including me).. it would be great if we all get together and share our views and opinions. -------------------- The warning is on the sticker on the door too.
