So, the price for the footings has stayed the same, but they have given us an additional $3000 allowance, so it is effectively a $3k discount, which I am happy with. That takes it to $2k more than the Sekisui amount (which also included soil removal), but the depth is 1.2m instead of 900mm that Sekisui had allowed for. We will have to take the signed variation in with us in person to our appointment tomorrow as DH won't be able to sign until tonight. It still kind of feels like it is never going to happen! But we have jumped most of the hurdles now. How long after the builder's interview until they go to site normally? It is exciting that all the admin stuff is finished now and we are just waiting on finance and demolition before we are moved to construction! I am VERY glad that we got that $3000 discount, because we walked away from this appointment having added $6,186 worth of unforeseen variations!! Our salesperson had put the stormwater down as an allowance for a 230sqm house, and our house with alfresco is 340sqm ,so revised estimate for that was $1,600 higher. Apparently the location of the house and the septic services mean the allowance for septic tank wasn't enough -extra $800. They told us we need 3 phase power - not mentioned by salesperson at all - $850. We need extra circuits for the amount of power points added - $426. Only 2 patio bolts were allowed for and we need 3 - $69. Translucent glass on front door (I mistakenly thought this was standard) - $280. Electrical variations were $800 higher than I had estimated. We moved the outside tap location about 7m - $156. Plus extra for white paint - $1500. Oh my gosh! I hate how secretive everything is until the last minute. I had done as much research as I possibly could have, am very intelligent, capable of reading complex legal documents, and I was still taken by surprise about the final costs at this meeting! Majority of that stuff was accountered for in our contract minus moving a tap, and patio bolts were accountered for, what's the deal with the septic tank? We did our electrical layout with clipsal, did you do it on your plan yourself? Wondering how you could get a an extra 800 on there after they quote it up? Despite all my planning we too got quite a surprise by the final figure, small amounts can add up to a large amount very quickly. Now to get the bank paperwork approved! I think site works were about 6 - 8 weeks after interview? Checked and it was about a month after builders interview, mind you we had finance approval in a week and file was the sent to construction. Not sure what stage they will send yours to construction, ie before or after demolition. Might be worth checking.... Plus they don't tell you they charge a surcharge to put the power point on the island bench! I don't think he was new, but I don't understand why they leave all of this to the very last minute to discuss. Can't they let us know about extra charges for stormwater, septic etc at the same time as they do the footings? It would be useful going into selections to know how much we can spend to stay in budget. I am just a bit over the guesswork that is involved in building a house. We signed up six months ago, are now too invested to pull out, and this is when we finally get the whole price. It is a rort. The whole building industry does it, but gosh, I really hate it! Can you give advice on how to get missing certificates needed for a form 21?
