I've tweaked the Brando floor plan from Celebration Homes, I've been to the display twice already this weekend so think I'm getting close to finalising what I want and need from a house. I'm leaning towards none, this space will be my girls living/entertaining room. I'd love to be able to position furniture against both the alfresco and games side of the wall (I have 3 metre long church pews that would be perfect!) However, is that just impractical design? In the kitchen I need some thoughts on configuring the following. I'll be having an undermount sink, and will be positioning it off centre to maximise bench space. So do I position it in front of the cooktop/oven or the opposite end near fridge? The spaces created at either end of the kitchen by enclosing the ENook and removing the 4 shelves near the laundry will be either a 'baking' station or a 'wine' station. Here's my inspiration (wine fridges replaced by drawers in the baking area.) I just need to ascertain what goes where! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ I hate ensuites without doors. My current house has an open plan space and it annoys me no end! I've configured this houses space by rearranging the entry to bed 1 to create a bigger wir, and have managed to pinch some space from the pantry to be able to create a doored ensuite . My dilemma, I am so not a fan of windowless wc's, but I don't get the choice of both here. Do I have a doored wc with window with double shower at the opposite end? I figure the door to the wc would always be open (unless otherwise engaged by a resident) so natural light still enters the rest of the ensuite? Again is that just impractical design? Here is your feedback you asked for: I personally wouldn't do a door in games to alfresco BUT if you are an entertainer I would consider it, because it would open the space up and allow for flexibility. I would mount the sink opposite the fridge personally, but either way would be okay I think. And I agree, doors to all closests!! OMG I do NOT understand people wanting them open! You close them to hide all your sh*t. I do think though you could consider getting rid of some doors. This is all personal preference of course but at the front you have doors on EVERY room. Do you think you need to do that? We also added doors splitting front from back, so I am wondering if it's necessary to then add doors to both the study and the theatre?? Because of the distance there should be enough sound barrier, and hopefully if you're in your bed you don't have anyone watching things in the theatre! Where is the Brando show home. Is it the one in Southern River? We're building a tweaked Gibson (no longer sell) and I think they use that old show home for this one! It's a very similar layout to ours but instead of a games we have an activity. As it's a Games room, I would leave the doors in it. IF it was something else though... like a Theatre room then I would remove them for sure. I actually like the original Entry to the Master as it makes the room more private. I dont like open ENS either but could be easily fixed with a cavity slider across the original opening. I might even be inclined to remove the wall and door from the WC if I was closing off the ENS. Re: Floor Plan - Good Ideas and insight needed please 4Apr 05, 2015 6:54 pm From a quick look: Doors The doors from the hallway into the dining room go the wrong way, you want them open away from you as you enter the house and open into the grander room ie your open plan area. Double door to games room and Theatre- on each there is one door that opens up against a wall which I don't see the point, especially the theatre where more wall space gives more flexibility and less doors better sound insulation. For the games room, if you need the wider access to fit larger furniture like a pool table (or selling in the short/medium term and marketing as a games room) and don't have the doors to the outdoor area, or you want at times the games room to be more part of the open plan area, keep them, but otherwise the placement suits a single door best Re: Floor Plan - Good Ideas and insight needed please 5Apr 05, 2015 6:56 pm Thanks Rory14! Yes the Brando is at Southern River, had been extremely keen on the Jackman but the garage is located on the right side for my block in this plan! I'm all about making as little change as possible to maximise my budget so was happy to find out about this plan by some old posts here! Helped of course by the fact it is about 10K cheaper as a starting point as I was changing the other up a little also! I love french doors, hence the doubles everywhere! I'm building in Margaret River so want the flexibility to convert rooms into accommodation too! We have extra doorless rooms - lots of space for guests not so much for privacy haha. Re: Floor Plan - Good Ideas and insight needed please 8Apr 06, 2015 6:46 pm With those double doors you have in passage areas, I'd make sure they are at least wide enough to get through by opening just one door, otherwise I'd say a single could be less frustration. Dividing doors are good though, as they allow you both noise and thermal isolation. If you're going to have ducted air conditioning, you may want to have a think about air return paths, and see how that affects what paths you might want open or closed. With the ensuite, I'd just take the original design, swap the shower and toilet, and put a cavity slider entry door into the ensuite. Then possibly leave off the toilet door, and just have a nib wall. If you're building full brick, I guess a cavity slider may not work so well, in which case you could perhaps swing a door back against the shower screen. You don't often want to access both. In the main bath, In a house that size I'd personally want a basin accessible while the shower was in use. I'd also make all the robes with sliding doors to avoid the need for clear door swing space. I'm clearly out of touch and not on trend though as I could *upgrade* to sliders! Have removed doors to dining (will add a timber frieze for decoration in lieu of french doors), added a four panel slider to games, robes to bed 3 and reworked the master! We have them where we are at the moment and the second door never gets opened. Love the slider to the Games, but again... That double door just doesn't do it for me lol. Would rather a oversized cavity slider that way you have more usable space. WIR is MUCH better although.. You ruined the ENS in the name of double doors lol. Great move deleting the doors from the dining. "Upgrade" to sliders... Haha I'm with you on that. Not sure how that's a upgrade lol. I was thinking about mirror sliders just to free up space in the bedrooms (daughters wouldn't need free standing mirrors) but, I really think they look "cheap". Just a few questions - have you thought about where you are going to put a tv in your living room and cinema room? I wanted double doors on my cinema room but decided against it as I'm planning on putting a large screen on the same wall as the doors opening and I wouldn't be able to do that with a double door opening? I also wasn't going to put doors on my study or games room either but decided to in the end so they could be turned into bedrooms in the future if needed? I am currently building with celebrations as well and just letting you know a few prices to budget for - my undermount sink was over $1500 (I think Perth celebrations only charge $550?), kitchen pot drawers and bathroom cabinet drawers were all $612 per set of drawers. These were expensive compared to some other builders but Celebrations seemed to have the best standard builders range for taps and tiles etc. They are also upgrading their range constantly. Also, for wardrobe slider doors in minor rooms, Celebrations has 4 different colours that you can choose from. I don't like any of them and we immediately upgraded to mirror robe doors. All 3 minor rooms cost under $300 to add the mirrors. Cavity slider doors cost over $2200 with celebrations whereas a slider is over $600. That's a massive difference in cost for our family! Only homes in the contempo range come with flooring packages. All the other home designs pay extra for flooring or put it in after they move in. I found lots of builders do standard flooring packages these days? I would probably keep trying to work out your ensuite, looks like you might be able to find an even better rework of your bathroom? There are a few current celebration builds who have reworked their ensuite and put in baths etc. if you have the money, you could always add more space into your bathroom (this will give you greater flexibility to rework it) and then to coincide down the other side of the house, add storage into your garage like the Lennox design? You probably already know that you are allowed 3 structural changes in the South West unlike Perth who's clients can only have 1. Love the added bench space in your kitchen! Whether it be a baking station or a wine station, I think it will look great! We have updated our plans a while ago and put cupboards in our larder and left a space for a wine fridge. I can't wait until we see it built. I would personally put the sink away from the fridge and near the stove as I think it's easier for cooking and it looks better but that's me. I haven't done this but I wish I did - reworked the island and where the dishwasher is spaced. I wish I had put the dishwasher in the middle of the island but didn't think about it. I'm not too worried about it but it's probably something I would do next time? It's not right at the other end but about 1-1.5 metres away from the sink, it could be moved closer I think? Not too big a deal though. The other thing I would think about for your build is taking out the wall between fridge and laundry walkway. I think they look ridiculous with a wall on either side of the fridge recess and it gives you an extra 100 mm of fridge space. Not sure of they're purpose besides looks? You might like the current style though?
