Or to site and have a beverage What colour Karndean floors did you choose? We have had to pick another flooring as the first one has now been discontinued. We are looking at Karndean and KENBROCK Sawn chestnut. Do you think it will be long before you start I will need soooo many pictures Ohhh thanks Abuild, I really wanted something different this time as last time it was all sleek and rendered. We might be having pergolas I seriously can't wait to have hanging baskets of colour . Mr T was more than happy to go weatherboard We will know which way we are going with pools this week, our pricing is due back Tuesday Uhm I picked the lemon spotted gum in the karndean but it's so expensive, we now have the KenBrock Tasmanian Sassafras, I saw your colour at Andersons it's really nice, a bit dark for our kitchen colours though. The builder emailed me last week to let me know pricing will be done and to us early this week and we can let the drafter know to start the BA drawings so we can lodge to council ASAP and also the certifier. I reckon another 4-6 weeks for a site start, I seriously hope it's faster than that Yay for 4-6 weeks that's not too far away!! Ours may be longer as council may want to hold us up on approval 😬 Yes the Karndean was pretty expensive but we also couldn't find exactly what we were after in the range even though they have beautiful stuff. Exciting for pricing, hope it isn't too scary for you! Hanging baskets of colour sounds divine! Totally out of the loop this past week! Got it all sorted , pricing the house is a different story, trying hard to tick off everything now so we can move forward. I don't blame you for being out of the loop, the haze faze with newborns is like a vortex once your in that's it and when you emerge a week later so much has happened . I hope that routine kicks in soon and everything settles down. I did a heap of research into the vinyls and big differences are the pattern repeat, the closer the repeat the busier the pattern will be, Karndean have a massive repeat one in every twenty six or so from memory, the KenBrock repeat is similar. The other big thing about Karndean is they change there blades often to give each plank a perfect edge a lot of others don't and you can get uneven edges etc. from the info I have found the KenBrock is a really good substitute for the Karndean, the other good one is the Godfrey hurst luxury vinyl planks, the repeat is a little closer than the other two though, with the giant space in your family room I would be looking at a board with less repeat to stop the floor looking too busy. Last house was polished concrete which was great for wear and easy to keep clean. Hopefully the vinyl will be a bit softer under foot and easy cleaning What's the news on your home front? We nearly killed our parador flooring in 18 months so I need something super hardy. Those are excellent boards, the vega have a better repeat than the standard Godfrey Hurst ones, I had picked the vega mocha and really like the truffle too, only reason I've gone with the KenBrock is the rep gave us an awesome price. Oh wow polished concrete would be amazing, I did looking into that but the cost worked out really expensive . I've got my budgeting hat on WOH, our tender came back massively over budget after a few deep breaths and a good chat to the builder we have teamed up to get better rates and it's working, only a little over budget now should be able to sort that out this week, builder is dead keen to sort it out too. Lovely young guy with a family. Really dying to start a thread and share our plans and selections but want to get all our ducks in a row first. Your going well?? Our polished concrete last build was not that expensive. We had the concrete honed once and then we sealed it. Our slab was just the usual slab, the builder didn't know that we were going to do it. We just asked the SS and he said that it was OK! Honing was done at framing stage which was a PIA. It was so messy and we had to clean it up The floor had a real industrial feel and l must say that I loved the look. It was not very shiny at all. Will see if I can find a pic for you. I got told it would be $110 a m2 minimum holy smoke. The pic looks stunning, I'm not sure if you have ever seen Livpals GJ Gardner build down northern NSW but she has polished concrete too and god it looks good. Great when they treat it as a partnership. He obviously wants the work and appreciates the importance of it all.
