Apparently the land contracts are still being reviewed by Crownlands' solicitor; they'll send them out to the buyers in the coming weeks. Hopefully soon. We had the option to choose from 'The Grange- H&L Package' or 'Oaklands', but we went with the later. I think we all are in the same boat as waiting for the contracts to reach our respective solicitors. I emailed them with few questions though and did got a reply of them, except the whereabouts of the contract. Hope to hear from them soon on that part . Cheers Re: Oaklands Schofields 6Mar 21, 2015 1:32 pm I'm looking at the contour map of Oaklands Estate and it looks like most of the lots will have between 2-2.5m fall across the land (whether back-to-front, front-to-back, or side ways). I've been talking to a number of builders and they're quoting extra site cost between 10K-40K on top of their standard site cost. Argowan Rd is sloping up towards the railway line, so the entire estate is on a sloping block. Would love to hear what you guys think about this. The last thing I want is to pay 50-60K on site cost alone! Re: Oaklands Schofields 7Mar 21, 2015 8:06 pm Hey Morningstar! Yes- few of the lots have a fall ranging from 2 to 3 m , and when we took the contour map to few of the builders and asked for their recommendation , we were asked to stay away from a few lots if we cannot afford the extra costs. True that.. few of the lots are on massive slope and thats why we chose our lot after studying the contour map. If you can wait, then there will be a new release coming up soon on corner of Argowan & Veron st. which looks a bit flat as compared to this one. Also that will be more near to the new schofields road which is in phase 2 of development atm. To find out exact site cost you'll need to wait until registration is done so that the surveyor can check the final contours. IMO, it's better to have a rough estimate from any builder by showing the contours which I am guessing s/b around 15-20K extra. It's true what Rick said. A fall between 1-2m should not cost more than 20K in extra site cost. Some builders were really good in giving you an estimation, whereas others will charge you a lot more for any variation to the normal cost. We won't really know until the earth works are done and the land is registered. There are lots of factors that can affect site cost: type of slabs (M or H), reactivity of soil, the need for drop edge beams, how much they need to cut and fill, etc. The final contour may end up different than the proposed one. May I know what is s149 certificate as she is asking me if I want her to review the contract? Kind Regards, Ven Re: Oaklands Schofields 16Mar 25, 2015 3:35 pm S149 is a zoning certificate issued by local council and it has details such as zoning information, site constraints/restrictions, whether it's fire or flood prone, etc. A contract of sale should always include a 149 certificate. Let me know your thoughts on that... Also, does anyone know if there will be a gas connection in this place? ( its not mentioned in the contract). One other thing to note is that there is a substation coming up in that area , but it hasn't been mentioned where exactly - did anyone else find out about that? @Ven - s149 is a zoning certificate and it is important because it tells you if your lot is flood prone , bushfire prone etc. If your lot has no such risks, then you are good to go.
