My valuation report didn't mentioned the brand of the appliance. However, on my valuation report it mentioned the dishwasher is installed but in our contacts (state 1) is said not. So if that's true then it's a good bonus for the stage one owner. From a small pic I can seen from the report, the oven & cooktop are freestanding just like the display home @rjz if the dishwasher mentioned in your report? Re: Fairwater in Blacktown by Australand 293Aug 27, 2015 6:20 pm @aarondls : If Bank valuation comes lower than the contract price then you need to add in the difference from your pocket intially or try different bank as every bank has different criteria's for valuation. Personally you don't need to worry about that because if that's the case then Australand need to stop their price increase at some point of time or property market needs to slow down or crash. Thats unfortunate Generally speaking, for off the plan property completed within 1 year, the bank will normally just value at the contract price even the market can sell higher price. As the bank is more on conservative side, so the risk more on less value if the market goes to South Re: Fairwater in Blacktown by Australand 297Aug 27, 2015 7:27 pm Well they say 12 months from time we sign the contracts..so i am guessing most of the houses built, regardless of the stage if built within 12 months should be evaluated at the contracted price..if more than 12 months probably according to market at that stage..i could be wrong but thats my understanding.. Jackyljj and rjz - were i guys allowed to install blinds/curtains during the valuation period or still have to wait? We are not even able to see the property inside yet.
