Funny about the drain.... 🤔 Is everyone getting their electrical done fully with the build or is anyone getting bare minimum and going with an electrician at handover? I haven't had my appointment yet, only at tender, but I have seen clipsals pricing and they charge through the roof it seems.. Browndog, are you from WA building in NSW? We live 10 hours away and have only had phone dealings so far! We will be going through our tender in a couple of weeks which is exciting but at this stage I am reluctant to go any further as our land is not registered 😮 Actually I only found this page because I googled about "how long land titles take forum" or something and this thread came up, then I spent hours sticky beaking at everyones builds, haha!! A few things like ceiling fans and pendant lights we are sourcing ourselves. At the end of the day, the difference in cost was minimal between sourcing all our own electrical items and getting the sparky to fit during the construction (after handover, that would be painful depending on what you want to do) At the end of the day everything done through Clipsal has a warranty in case anything fails. Would they be something else? Also the main bathroom vanity drain is in our media room is this something easily fixed? By pre-build i mean this silly stage where the council has approved the DA and now trying to attain the construction certificate but the certifier won't provide it. Got so many issues: An 88b Council document stipulates that we need 10000l of stormwater retention/detention. The 8000l water tanks are not sufficient. A rough quote has been completed by Coral but they can't get a straight answer from Council about whether it is absolutely necessary as the BASIX report passed with flying colours without it. For some reason we now need a separate approval to build over sewer lines even though the slab is nowhere near the easement. On top of that, the documents the council have on the easement and service specifications is all 'approximate' figures and the certifier isn't happy with 'approximates'. I know this isn't Coral's issue but my main gripe is the lack of communication. I'm just sitting in the dark picturing the $ signs going up and up and no idea whats going on. Only after making it clear yesterday that i was peeved off did I actually get to talk to the CSO. Trying to remain calm and to remind myself that building a new house isn't easy and there are issues to be expected from every direction. P.S. we don't even have a start date yet. You should check your detail drawings, it may show downpipe within brick pier. 14 14122 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
