We seriously have 20 cm retaining walls on our plan and just failed our covenant approval because they aren't rendered!
Both the council and the engineer used by Coral to design the slab both can't understand why they are needed.
The fact that she told me I can build them myself says that they don't really need to do anything.
Just wondering if it's a fight worth fighting. Or bite the bullet and shell out for rendered 20 cm retaining walls??
Hmmmm thats a strange one. I had retaining walls on one side on my plans, granted it was approved by council and my developer, however in the end they werent needed. I did get my covenant bond back by my developer but they were very strict with following through as per submitted plans and colour schemes. Cant you just amend the plans and write the word rendered, and then not do them at the end? Do you have to pay a developer covenant bond too?

Their issue is they want us to complete them now so there are no delays. But then they said if we want to wait to see if they are needed the site supervisor could determine this once the site cut is done. But then they would shut down until they are built.
Our issue us that the wall is purely to manage dirt on site for Coral, and isn't actually needed for any structural support to protect our home or that of our neighbours.
I was ok with this when it was going to be timber, but I'm not happy to be paying for a rendered retaining wall that is essentially doing the same job as a fence.
I've escalated it up the food chain so will wait and see what they come back with tomorrow.
Don't sweat it. I made myself sick over organising retaining walls. When the site was cut one side didn't even require them and the other side was minor. They ended up pressing ahead with the slab and getting us to do the small retaining wall after. You will find you'll get a strict response from head office... mainly because you're dealing with a pack of idiots- but they won't deviate from their rules. They'll just tell you to discuss with your supervisor which is definitely the best thing to do. Unfortunately its one of those things where you just can't really know the extent of it until the cut is done.
