Good to hear that they have started tiling the wet areas of your house... Do you have any latest photos of your new house? Are you getting the flooring for the living areas done through Simonds as well? We are doing the ground floor tiling outside,as Simonds was very pricey.. so we also got to arrange for those to be done after the handover... We have a meeting with our SS tomorrow , and hoping to get a handover date from him then... Well.. I need to mention one thing ... our SS(Ben) is doing a great job in getting things done in a very timely and systematic way...Kudos to him... It wouldn't have reached this far so soon, without his dedication... Re: Our Simonds Harcrest in Melbourne 86Apr 20, 2015 8:30 pm Start a thread for your build Dran ... I want to follow Re: Our Simonds Harcrest in Melbourne 88Apr 22, 2015 10:25 am We had a meeting with our Site Supervisor yesterday and he told us that the handover is not very far away- most probably in 4-6 weeks... Well...that was music to our ears... We didn't expect that... There has been a lot of work going on parallely during the last few days...brick work complete, first coat painting is done, the eaves have been done, the cladding is being installed... Water proofing for the wet areas is complete... Kitchen cabinets would be installed by end of this week... Electric work is going on and the tilers have been booked in for Monday ... I would be able to get some internal photos by end of this week... For now, external ones showing the finished brickwork, the eaves and weatherboards (partially installed) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Our Simonds Harcrest in Melbourne 89Apr 23, 2015 6:26 am Hi Harmelb, Nice to see your building taking shape very well.We meet with our SS yesterday as planned and went through some few details in the building to make sure things are done properly and it went well. The site seems to be in a mess asper work going on so couldn't take any decent photo but will return next week and will be able to take some once plastering is done. But I wanted to point out some things out to you guys if you are not aware. Do anyone have external (outside) light point on either side of the building because according to simonds it is not a standard which I thought it was until yesterday but I was told that only one outside light point will be installed outside where you come out from laundry sliding door. Can anyone check if they have this external light points on the sides of the building, if not you will just realize that if you come out at night the whole sides of the building will all be dark and that is a security risk. And also for those installing ceiling fans, make sure the trade guys do not put light bulb or downlight directly above the Fan as this create a light shadow while the fan is rotating. I have seen this silly things done with another simonds building from a friend but was later taken off. So just a few things to check out guyz to avoid a shocker because things you might think it should be standard or common sense might not be with Simonds. Cheers. I just checked my plans and we have a light outside the laundry and one at the front door. We're building an Express home so there aren't a lot 'extras' (or option to add things). The other side of our house is basically on the boundary (or very close to it), not counting the courtyard area that is only accessible from the house or garage. Not sure that only having one light on the one side is a big deal? I don't think my ILs have any lights down their sideway at all. I guess it depends how your house is sitting on your lot but for us this isn't a huge problem? The standard specifications had in it mentioned that there is only 1 external light point outside laundry...So we knew that we should be adding a few more outside. Moreover, our electrical consultant - Negin Said Shakoor, during the gallery visit was very knowledgeable and knew exactly what to suggest...So we added a flood light with sensor to the right and back side of our house and also 2 lights on the pillars at the front... How far have you reached Dran? Did they start the brickwork for you? Did anyone get an antenna through Simonds?... We were happy to pay for that, but they said Simonds doesn't provide one... That's good to know! We didn't have much of an option actually, the outside colours and the inside colours are bundled together (so if you pick blackwood for the outside you get certain inside colours). We were more concerned with our inside colours (we wanted dark grey floor tiles & dark carpet), but we were glad that our selection came with dark exterior colours too (we both like the darker brick but we would've settled for light brick if that meant we got grey tiles lol). It falls in the category 3 Bricks and we had to pay extra for them.. Are you also getting the off white mortar as standard for the Express homes? There are 3 "levels" of Express packages - Standard, Premium, and Elite. We went with the Premium package that got us a few upgrades - the colour choice was one of them. So I guess we're technically paying for the upgraded brick but it's not number we actually see (the upgrade price was just one number that included everything, from different bench tops to the different colour palette, downlights, semi-frameless shower screens, etc). I'm pretty sure it will be the light mortar colour like yours though from what I remember at the display house. I just pulled out the sheet for the colour palette and the only thing it has on there is 'baked clay' for render and front door/door frame, 'sambuca' roof tiles, 'monument' for garage door, fascia, gutter, and then 'blackwood' for the bricks. Because we didn't do any of the gallery stuff it's interesting to hear what categories certain things fall under! I had no idea those bricks were category 3! Plastering to be done by Monday and staircase installed next week according to our SS. I will be posting some pictures next week from my visit. Asper the Antenna, I asked my SS and he actually told me you can have it installed but need to upgrade for an antenna but we were not told that at our gallery selection as it wasn't even mentioned. Asper Megera carpet underlay issue, we had to upgrade the underlay to have a better carpet feel as the carpet guy from the gallery selection told us the different underlay grades. Re: Our Simonds Harcrest in Melbourne 99Apr 25, 2015 5:52 pm As we had been expecting, when we visited the site this morning , we saw that all the cabinets have been installed and the weatherboard work finished... Final coat of painting is still going on...All the doors have been painted and installed, but handles and privacy locks yet to be fixed... Luckily it's been raining the whole day, and we could identify a few leaks from the roof in the master bedroom... Also one of the walls in the powder room is not straight( slightly pushing out)... We have told our SS about these issues, and he has assured us that it would be fixed ... The scaffolding would be brought down next week and hoping to get these fixed before that...
