Do you guys have any idea for site cost as I assume the site cost should be similar to stage 3, as stage 5 is just besides stage 3? I have heard that someone is guided by a price hint, 55K, incredible? 2. For contracts, is there any thing should pay attention? What we did was we presented to our builder few land options and got them to quote on site costs. Based on that, we got the cheapest/least problematic land. Our land is 428sq and they fixed our site costs to 18k - inclusive of BAL (4k), coucil and OHS fees (about 3k). I would say best to get copies of engineering and send to your builder for quotation. They can do this on the spot. Because although stages 3 and 5 are next to each other, doesn't mean they have the same situation all the time. For the contract, we got our conveyancer to review this. They suggested to remove some clause but they are standard and developer did not agree to this. We would like to buy the land from Berwick, Minta Farm is sold out, Berwick water land is not that interesting, it looks like Orchard Rise is the only choice now, or otherwise, wait for the future. I have no idea whether Berwick price will go up or not. Currently, lots of places even Rowville price goes up very quickly.
