We are Newbies to the forum from Wollongong. We are planning to engage Wisdom to Build Majestic-35. We have read tons of pages on this forum and really appreciate the effort put in by you guys to share the knowledge and experiences which is very informative. We would appreciate your thoughts on a couple questions we have. We have come across the timelines from Tender to Handover and occasionally lasting over 2 years.
1. We have currently payed deposit for a Block of Land which is due to be Registered only in December 2018 or January 2019 according to the land developer.
2. We are a bit confused about when exactly is the Right time to engage the Builder with regards to the above timelines.
3. Do we have to wait till the land is Registered? Does the Builder require access to land before quoting us a fixed price?
4. Are we able to engage the builder immediately now and lock the current price and promotions as the Prices are skyrocketing every increase? If we can and do start the process with builder in the next couple of months ......does that reduce the overall timelines in the process? Does it benefit us and how quickly would they be able to start once the Land would have registered so we can factor in the 1000$ charges every month the build has not commenced?

Start the process with Wisdom now and pay to lock in the prices for longer. To be safe, id lock them in for 18 months as your land registration may be delayed. If you go over your fixed price period, you will pay price increases, so even if this happens you are no worse off than if you waited, as the price would be the same or more than the extra Wisdom charge you. Hope that makes sense!
Without the land at practical completion, they will need to do the soil test and contours later so yes you won’t get an accurate price til then but you’ll get most of the costs and TBH there are always unexpected costs with building anyway! If the land is fairly flat the additional site costs won’t be much, ours were $4k for a deepened edge beam and $3k (ish) for H class slab which we knew about from the beginning.
If you’re at sanctuary ponds there’s no natural gas out our way and you can’t pass basix without solar hot water so that’s another cost to consider.
From us requesting tender with W to being lodged for CDC was almost 8 months, although developer approval took longer than expected. But anyway, if you start the process now you should be ready to go to council/CDC by the time your land is registered, then once approved it’ll only be 2 or 3 months til you start building.
Thanks for your valuable thoughts. Great to know you are in Vista Park. Yes we are in Sanctuary Ponds. We will start the process soon as it makes more sense to lock in prices. Our block is completely flat. We may require H class slab though. I made and enquiry with the developer and they have told me Natural Gas will be available for us. We are also planning to have solar for the electricity. Did you negotiate for the longer Tender price lock in?
No we didn’t need to lock in prices as our land registered before Wisdom were ready to go to council and we didn’t cause any delays.
There’s no natural gas, Lynden view don’t have it and neither do we, unfortunately.
