At tender presentation he said he couldnt see how itwitwould cost more than about $1500 so we have our fingers crossed. I am also hoping the site costs won't change, forever But, initially I was quoted for more than $60K (land+house package). We're lucky we got advised here in the forum to get another tender, that's it we had some ace cards to negotiate. Thanks in advance There were few surprises in our site cost which was above what it was initially estimated. $ figure rounded to nearest 10 # $11k for stepping down our garage. Slope gradient was more than council limit. # $5k for drop edge beam # $12k for bush fire as our land is BAL 29 according to bush fire report. # $3k for saline effected soil # $500 to remove council tree on driveway Building Washington 29, Avanti Facade. Bricks should be faster too cos you have a single storey. Hope they do it all in one hit. I'm keen to see how fast your whole build goes. When we were waiting for scaffold and brickie schedules to line-up it added a few weeks to a 2 storey build because everything has to be done in sequential stages. 1st storey bricks --> scaffold --> 2nd storey bricks --> more scaffold --> facia/gutter/roof --> less scaffold --> eaves and upper brick cleaning, upper facade rendering --> scaffold fully removed --> bottom brick cleaning, bottom facade rendering Even brick cleaning needs to be done in 2 stages. I'm really hanging out for the bottom bricks to be cleaned in the next couple of weeks so we can see what our finished house looks like. What's funny is that the stress of admin goes away, you're really relaxed seeing construction happening but as the construction gets past half way the stress rises again cos you can see you house there but you still gotta wait ages and you have to start planning a move. They overestimated hydraulics by almost 10k but what they had overestimated there they needed to put back on top in 8k worth of drop edge beams so overall it was roughly the same.
