I was told that council would have it but it seems they dont. Council will not have the documentation. They don't need to know about that. Perhaps if you contact the developer you might get lucky. My position is clear and that is I totally object to this proposal. Council has to organise forums solely for this issue. I am composing my own submission. On another note a builder is currently under investigation by the NSW Fair Trading. I hope people take the time to do this and hope the Blacktown Council has the gumption to backtrack on their suggestions. I'd hate to wake up one day living in "Francis" and have no recourse. Jason There is a large support to keep Elara in Marsden Park. So if you feel the same I suggest select Other and put Marsden Park in the survey. Nevertheless there are around 700 petitions online and signed by current and future residents, submitted to the council to keep Elara in Marsden park and change the suburb boundaries. There are several disadvantages of moving elara to any suburb.. All the properties in elara will be listed right at the bottom below Greenway and other estates, when people search for homes at Marsden park on real estate websites. It will take time for the new name to be established. Hence may effect property prices. Inconvenience of changing our addresses everywhere to use the new suburb. And changing name just isnt correct. If we knew there is a suburb Clydesdale farm which has elara estate how many would buy it. Marsden park has a lot of infrastructure planned the name would do a lot of difference. The estate is already about 4kms from the business park and all developments and future metro. Lets not make it worse by putting it in a new suburb which no one has heard of.. The size of my land if 458sqm. i have sort of selected builder, and selected the design. I have been advised that due to its corner Lot and its more than 135 degree i have to go through DA (i was not told this at the initial stage). Also, now i have been told that size of covered area needs to be reduced as well to comply with Floor to Space Ratio which is 50% at Ealara Blacktown council. Under no circumstances coverage area can increase more than 50%. IF someone can please help or any idea about how this FSR works? and if DA proposed design can go beyond 50%. Lot size - 458spm frontage 12.5m Coverage max 50% for Lot Frontage greater than 12m Re: Stockland Elara at Marsden Park 2496Jul 05, 2017 7:05 am Hi Jamal, There are two ways to get consent for construction of your new home. 1. Complying Development Certificate (CDC; and 2. Development Application via council. Council is usually more lenient when it comes to consideration of your development. Your builder should know what council would be willing to accept if they get in touch with the town planner. Hope the info above helps. I have a feeling that builder hasn't done their due diligence and going with easier option. As per builder drafter town planner, in Marsden Park if LOT is more than 12m frontage than Floor to space ratio is 50%. In my case my frontage is 12.5m. I'm not sure if Blacktown council would accept anything above 50% covered area? I will have to reduce my house by 1 meter, brining me back to council regulations. They are just rushing things now and asking me to pay $2,500 by tomorrow. CDC is just few weeks quicker to build. |
