He gave it the final look. However a draftsman is also well knowledgeable and experienced. He can correct a lot of issues that we miss or think wrong. When I went to an architect he said if I build also by his builder the overall cost will be 3 times of that by a volume builder. But it will be a masterpiece. I can't afford that so my option was draftsman and private builder. [/quote] Hey Kazi, If you dont mind, and you think its worth it, could you PM your draftsman's details? Im definately going with that option. In a nearby estate where house and land packages were sold, only Eden Brae Homes and New Living Homes did not charge their customers additional costs due to the delayed commencement of construction caused by the delay in land registration. I have signed a home and land package with Kaplan homes. Initially i was told the it is first the land contract followed by land contract. 1. After one month i was told to sign home contract first saying it is a stockland requirement 2. it is been 2 months but we haven't received any info from stockland Need your help if this is the normal process Re: Stockland Elara at Marsden Park 1653Sep 22, 2016 10:42 am kaycee I was informed that the September 2016 pricing was about $1200 per sqm. That is just by word of mouth. That means pricing are dropping!! ****************************************************************************************** Just an update, 280sqm plot sold for $355,400 that makes the p/sqm as 1269.29 for the September release so looks like the prices are increasing with every release. Not sure how to upload the pics here, got from the facebook group. Re: Stockland Elara at Marsden Park 1654Sep 23, 2016 6:38 pm Thiruviji I'm checking. I have approached an architect who said that they will charge $8000 - $10,000, which seems a little high to me. Can anyone recommend an architect or draftsman that is reasonably priced? Regards, v_power I know fee of an architect is much higher than $8000. If you have been given this quote as a family friend then this is make sense may be, otherwise I would say it is much cheaper than usual. However, a draftsman can charge around $3000. If you think you have the design totally in your mind, you dont want to change it much and you just need some one professional to implement it then you can just go to a draftsman. But if you go to an architect the design will must be a masterpiece no doubt. He can add a lot of extra ordinary features in the house with his mind of art and architectural view. However, does $8000-10000 includes arrangement for council/ CDC submission, all associated works? Thanks, Kazi Hey Kazi, The fee I was quoted as a rough guide includes council, cdc submissions and all associated works. However my main issue is that I have already got a floor plan drawn up and a facade chosen, so all I personally need is someone too put that into suitable dimensions and get it all approved so I can start getting quotes from various builders. If a draftsman can do all that for roughly $3000 then I won't need to fork out the extra cash for an architect. Thanks for all the input, it's much appreciated. Building is much more complicated than I initially thought. Regards, V_power Hi v_power, I need to correct the fee of a draftsman which should be around 4-5k for the design preparation. I have been just recently lquoted separately for council paperwork prepartion which is over 2k. So you may really need to spend 7-8k for this purpose. If your known architect charges 8-10k that's really good price from an architect I must say.
