Our land is not yet titled and we had gone with CBA directly and when they did our valuation it was under valued about $15k. So we went with broker and told CBA to put our application on hold as we were not happy about the valuation and we had proved them that the valuation was not correct (a valuer who helped me getting the facts for tarneit area plus also provided land sales as well as house sales from real estate websites) still the CBA valuer turned down our request and facts. Broker got BOM and Suncorp to get our valuation done before touching our credit history (this is a plus point going with the broker as they get the valuation done prior to touching your credit history) and it came to about $10k more. When i told this to CBA that we are going with the broker within 12hrs he came back and advised that oh!! the valuation came to $15k more. This was shocking as to why the valuation was not done properly in the 1st place. So did little research and came to know that usually when you go directly with the banks they: 1. Touch your credit history before doing valuation so that you dont go to another bank / broker as the more hits on credit history the more risk 2. They have access to your funds (if you are with that bank) and intentionally they under value it so clients pay more upfront so lower risk for them. Our land loan was with CBA because the land got titled before we were in our contract stage with Henley. The house loan came 45k less! Which was absurd because my other 2 friends living in the same estate as me had almost no issue. Eventually we didn't have that kind of money so we had no choice but to switch banks. We did a valuation with BOM and it came 1k more. We did have to pay few k's extra for the changeover but we've bought our whole land and house loan with BOM now.
