Rather than answer the question she just said "don't worry about it" lol Re: Henley Homes 1686Aug 09, 2015 6:57 pm I believe the raft slab lowers the energy rating as the slab is on the dirt mound which doesnt have the same insulation qualities as the foamy stuff the waffle pods are made from. It can drop it quite a lot. Down lights also affect it and increasing window and door sizes - eaves can also affect it depending on the width and amount of shadows they create. We signed our contract back in June. Now they are saying we have to pay an extra 1.5k because we took the LED light package and added sliding door to the ensuite and theatre room?? How is this justifiable?? They knew that during contract as well?! My house is south facing. Am I not getting something? So frustrated with these extra costs pilling up. Henley only gets the energy assessment done when you've paid the initial deposit..and it is the same process for all the builders..so I suggest even though you feel a bit frustrated, get over the feeling and try to negotiate with them on the price for upgrading your insulations/ double glazing...they discounted it for us as we didn't ask for the change but had to do it anyway to comply with the 6star rating... In most floor plans, the living areas and backyard are north facing and tend to have more exposure to sunlight compared to non living areas (e.g. garage, bed rooms etc). Check out this site: http://www.yourhome.gov.au/passive-design/orientation I assume this fact is taken into consideration when builder derives the final energy rating. Just figuring out if I should book the removalists for that afternoon or the next day. Appliances and water heating were installed same day around 2:00 pm. We were fully moved in the same day by 10:30 pm. Ducted heating was commissioned following day. Are you sure appliances are getting put in that day? Normally it takes a few days. You could always stay in the house over night anyway. I tried to ask for discount on mine but no success ..any tips to get my discount? I also didn't ask for it but they said I need insulation btw joist on first floor cos my raft slab have reduced the energy rating and also I have increased the height of the stacker door.. Mine been reduced by 25mm from 2130 to 2105. Their excuse is cos I have colorbond roof which I have not changed since the start of initial deposit..I quite don't understand why drawings at tender would be diff to final drawings for window head height ..25mm is not much so letting it go but conceptually it's wrong if what you sign at tender is not the same as final drawing of structurally you have not made any changes since.. This is their reason but don't quite make sense to me.. "Our Drafting Department has advised, that as you have chosen a Colour Bond sheet roof, due to construction methods the Eaves need to be pushed down 25mm to suit the gutter and fascia profile that matches with a sheet roof.
