Browse Forums Building A New House 1 Mar 26, 2014 6:19 pm So what's the deal when one of the blocks bordering you hasnt been sold yet? We have three neighbors (one on one side, and the backs of two on the other) and two of those have sold so I've just written letters to them about fencing. What do I do about the third, that the council still lists as belonging to the builders? (I was under the impression it was sold so contacted the REA to clarify, but for now I'd like to know what happens next if it indeed is the builders still!) Thanks - MrsT Brought first house in 2008. Have a look at your contract again, mine said I couldn't seek costs for fencing whilst it was still owned by the developer. If there is nothing like that you should just be able to approach them asking them to go halves. http://camdenbuild.blogspot.com.au/ by invite only please pm me Re: Fencing (Victoria) What happens when... 3Mar 27, 2014 9:23 am Yeah but I want a full fence! Lol. Thanks, I'll check out the contract tonight - MrsT Brought first house in 2008. Renovated...a LOT. Built in 2013. Our thread: viewtopic.php?f=31&t=67954 Re: Fencing (Victoria) What happens when... 4Mar 27, 2014 9:28 am I assume it is because you have pets that you want to keep within your yard ? Put up a temporary ringlock or chook wire one about 5m within your block joining up with the others, and when you find out the block has been sold to someone, then put in the bill to make that missing link in the fence, and then you can sting them for 50% (assuming the fence you put up is a 'standard fence' for the area). I know that's how it works up in Qld, but I've heard the law is pretty similar Australia wide. Owner Building at Jimboomba Woods in Logan City Qld. Re: Fencing (Victoria) What happens when... 5Mar 27, 2014 10:28 am We don't need to contain pets (yet!) but I don't like the thought of not having fences, especially when hubby works late quite often. I feel more secure being surrounded and knowing there's not someone standing outside the windows - especially when we move in and are waiting on curtains! Besides, it would mean we'd have a fence down one side, across the back, then a gap for half of the other side, then fencing towards the front lol. We'll have one put in one way or the other, I'd just rather not have to pay for it all if I don't have to. - MrsT Brought first house in 2008. Renovated...a LOT. Built in 2013. Our thread: viewtopic.php?f=31&t=67954 Re: Fencing (Victoria) What happens when... 6Mar 27, 2014 5:03 pm Well as I said, even a temporary fence of ringlock or chook wire would put off many snoops. In the mean time get all the materials for that missing section stored away in your garage or shed, and when someone buys that block you can sting them for 50%. Depending upon who is putting the fence up (a fencer or yourself), you could possibly pre-bore the fence post holes, and cover them up somehow, as that's possibly the most difficult bit to do yourself. Perhaps a few cheap paving stones might cover the holes up satisfactorily? I didn't notice what sort of fence you were looking at getting, i.e. post and rail, or paling fence, but they all need holes dug to put the posts in. Re: Fencing (Victoria) What happens when... 7May 29, 2014 8:08 pm How did you end up going with the fencing? I had the same concerns with our block. When I checked the contract, it said the developers would contribute a maximum amount to any fences built adjoining a sold block. The contribution amount..... $1. Re: Fencing (Victoria) What happens when... 8May 29, 2014 8:53 pm We'll be having it put up in the next couple of weeks, and we have to foot the bill unfortunately. Luckily that property just backs onto the side of ours, so its only 20meters worth (still would rather not have to pay for it, but at least we're not like their other neighbors who have to put up twice as much!) - MrsT Brought first house in 2008. The cheapest I was able to find is $70 a meter, supply & installation. It's for 1.8m panels. - MrsT Brought first house in 2008. Renovated...a LOT. Built in 2013.
