Ill have a look at your plans haha, OK I get you now. Be very careful with double story custom houses you have to consider what is on top/below combo. We have living on top of garage and master bedroom, so we put sound insulation in ceiling above master bedroom. Above "kids" rooms we have our rumpus/office. We figured if kids are playing in it, that's fine for noise to carry through as they are not asleep. If kids are asleep then it is just us that need to be quite when playing in the rumpus (no idea what I'd play in the rumpus mind you, lol!) Also condiser if any bathrooms are upstairs where drainage pipes will go. Our architect ran them through house and down interior wall so no external pipes BUT this then creates noise so we had to sound insulate the pipes. I personally would prefer as much pip/drainage to be on outside of house for easy access and to take the noise outside, but it does depend on where abouts the pipe is in relation to aesthetics. Its a 29sq but would still fit on your block might be worth a look to see if it suits or gives you some ideas on floorplan. Making for a much colder house during winter. I'd definitely consider following Animals lead & consider an "upside down" house. With a large proportion of living areas upstairs, with access to winter sunlight, & cooling summer breezes. Resulting in a warmer house in winter, & a cooler house in summer (with appropriate eaves). The double garage will then just keep sun from the bedrooms, which is fine. Rumpus could be downstairs, at rear, with access to the yard. Of course, you may not be happy with this idea, if it doesn't suit your lifestyle. Particularly if you have young kids.
