How much do u guys spending for landscape & fencing? We'd love to have retaining walls on the front and back yard, but not sure if that costs a lot. Re: New Living Homes 42Jul 02, 2014 12:29 pm As for the upgrades, we're quoted the following: Rear garage door - $250 2.7m ceiling - $5850 Flyscreen sliding door - $825 each 900mm corner pantry - $650 Kitchen benchtop waterfall - $1245 (both sides) Pantry bulkhead - $500 Polytec pantry door - $1730 Gooseneck tap with sprayer - $450 Shower niche - $250 each (pre-fabricated) I guess some of these upgrades vary considerably depending on how big is the house. We're in the early stages as well, just waiting on our contract now. We will have a pretty small backyard but were allowing 15k for landscaping that for turfing, fencing and concrete around the house; but my husband will be doing a lot of the work himself. As for the 2m side extension it came under 17k. It's a lot but we like that all our living areas including the theatre will be bigger, the bedrooms will be staying as is. We have changed ours a little by moving the kitchen to where the living is that way we could fit a WIP with our 2m extension and were adding 500mm to our kitchen bench Re: New Living Homes 45Jul 02, 2014 3:59 pm We don't have much backyard as well. We also planned to have our side yard concreted up to the sliding door in the living room. This can be used as carport, car wash area, or a little basketball court. Wow that 2m side extension must be really good, but it will be over budget for us if we add it up to our current floor plan. This included a retaining wall, paving an extension to the alfresco, laying a slab for a shed we assembled, turfing the front and back, paving stepping stones down one side of the house, laying pebbles down both sides of the house, extending the driveway, brick letter box, and plants. We have a little gem magnolia feature tree in the front yard. I think there are photos of the landscaping in my blog. The fence and gates were an additional $3400, that's paying half. For the NLH, I am having NLH turf the whole block, put in a letterbox and clothesline. I will buy a couple of plants later. The landscaper I went with listened to what we wanted, others wanted to have their flair and added cost. We really wanted low maintenance and to look neat and pretty. Twelve months later, I can say it is low maintenance, and still looks good... As for landscaping, we have to submit a landscape plan to our estate so were having Nlh do it for $450. We will do our own turf but we will have a professional do our plants. I got quoted by Spinks Eagle for around $1500 just for the settlement of the land (including GST and rebursement). Their cost for standard purchase is around $800, but because home & land package is a bit difficult to deal, they charged almost double. Are you guys getting similar quotes? Edit: This doesn't include reading the contract of the building. But he recommend me to get a cheaper conveyancer as the building contract is not that difficult. I do my final inspection this Friday, already have final invoice. I have organised my home building and contents insurance which I will forward to the bank to organise the final cheque. I had an independent inspection today, and he highlighted quite a few paint issues, mortar issues which will need rectifying but nothing major. I hope those will be fixed quickly and I can have my keys in the next week. I got NLH to do my turf, clothesline, letterbox, screen doors and flyscreens so really all I need to do is organise fencing and connection to Opticomm... The slab went down April 10th and I should have keys by the end of next week. Just over 3 months building and there was rain in April... Not that the company claimed any rain days. Much quicker than my neighbours.... They started a good month before my build commenced and they still are not at lock up. Re: New Living Homes 58Jul 24, 2014 4:21 pm Hi All, just wanted to see if anyone that's built with New Living Homes had any sloping across their block & did you have to pay much extra in terms if retaining walls etc. Our plan has around 700ml of fall across the block but I guess we won't know until it's been cut (due to register early next year) & they do a site inspection. I'm just worried if we sign our contract with NLH the price may go up significantly if they need to add this in.
