We are very worried as we have heard that if the house gets a roof after 5 months, then after one year the floor will begin to squeak. Whereabouts are you building? What combinations did you choose? We'd love to see some photos. I'm also thinking to hire an inspector to check the building before insulation. Our first floor has become moldy and swollen but I'm thinking that builders may try to leave us with a floor like this. Shama, wow. an inspection might highlight tolerances that are being exceeded which M "have to" fix. or it could at least give you comfort that all will be good after sanding. if you're in Sydney its worth calling Daniel @ Precision 0416 079 437 to get a view on what an inspection would look for with exposure (and will M legally have to fix or is it still discretionary). Not sure of protocol around posting or sharing M staff names here, even if it's for a positive opinion. I can PM you if you really want to know. Unlike most here, we've (so far - touch wood) found everyone we've dealt with at M to be friendly, honest, and responsive (except drafting who were friendly but sloooow) . They're just stuck with following stupid processes and company policies. Don't know scheduled date yet - likely in about 1 week. Yes, I'll list everything found so others can also see what to look out for. We had a provisional cost of $6k in our initial tender and now M has hit us with an extra $13k for it! They estimated $6k and the actual came back at more than 3 times that amount - over $19k!! Yes they tryed to add 6 grand on our tender for that i got a independent inspector who issued a certificate which said our bal low had $$$ deleted off our tender. there was no bush fire risk at all. Councils only update these rating every 6 years mine said and M goes off these apparently. I paid $400 for my certificate by memory. The area we are building in is fairly new... It is something in your 149 certificate info is in there about your BAL RATING. This is a false true Bal as councils do not update these after land cleared and subdivision done. The only true Bal can be done if you get a certificate done on your own. $400 to get one done saved me thousands. M only go off what 149 certificate says. I used Harris Consulting for a proper Bal rating. They issued me a certificate that said low risk so i wont have high house insurance for no reason now either. All the surrounding homes (well established) obviously have minimal bushfire protection. I reckon all the neighbours will come shelter in our house if a bushfire ever threatened. One side of our house is 19, all others are 12.5. It did cost extra for the requirements of our mixed BAL and I couldn't have the louvre windows that I so wanted in our bathroom & ensuite. From what I've heard it can pay to have your own BAL report completed or at least obtain a second opinion. We have friends who were initially rated Firezone and after three re-assessments are rated mixed 29/19.
