Browse Forums Building A New House 1 Jun 27, 2013 1:34 pm Hi there home building community, Got a quick question to throw out to you all...... our builder has told us that we can not put a bi-fold window in our kitchen (out to the alfresco area) because our house is being build in an area that is classified as BAL12.5. However from all the information i have been reviewing online it seems that as long as we have a flyscreen (retractable) OR the glass is 5mm thick it meets the requirements. Does anyone have experience with this scenario? or is able to shed some light on the topic for us. Thanks Rach+Ed Re: Bi-Fold Windows in BAL12.5 area 2Jun 27, 2013 5:49 pm We couldn't get bifolds for the same reason. When I looked at it a while ago I couldn't get my head around the reqt properly so we simply went with sliding window and stacker doors with wire mesh fly screen. Re: Bi-Fold Windows in BAL12.5 area 3Jun 27, 2013 5:55 pm Best to check with ur local council, they will confirm exactly what u can and can't have and then u can take that information to ur builder. If the bifolds are made of metal or certain timbers I think u should be able to have it. I ask my council today about having timber front door with glass feature in a bal 29 zone... Was advised if door is metal frame, cedar etc and glass was 6mm we didn't have to have a screen door. Thanks Rach+Ed It's a bit of a silly rule... you can have a bifold door, with the bottom 450mm in metal, you can only have a bifold window (because it's a window) with a metal flyscreen or 5mm glass... Looks like we will be sticking with a plain window for the moment. Re: Bi-Fold Windows in BAL12.5 area 6Jun 28, 2013 1:24 pm We are in a BAL 12.5 area and the council approved a bifold window. It has 5mm safety glass in it. I think many builders don't like doing things that are out of the box and as a result use things such as BAL ratings as an excuse because they know the requirements are a bit hard to understand.
