Did anyone actually get everything done in the allowed time? Think we probably upgraded too much so think we will be cutting some items at tender. Only have a photo of our exterior selections. Completely forgot about everything else. What is everyone else doing for heating and A/C? Our SC told us to discuss at our colour appointment, but our consultant seemed to have no idea. We wanted upgraded heating to allow us to add add-on cooling later. I can check my tender and let you know ... if you require the exact model etc ... we ran out of time for electricals ... _________________________________________ Regards Manj https://forum.homeone.com.au/viewtopic.php?f=31&t=88256 Re: Arden Developments 3085Feb 16, 2018 4:58 pm Manj _daz_ We had our colour selection yesterday and despite being really well prepared we still ran out of time to discuss everything we wanted to. I had my colour browse early this year in the new showroom but they were still renovating it at the time so I didn't see the old showroom. But they really seem to have everything needed for our selections. What was the old showroom like? We were there late last year, I think they’re starting to packed up that time, thats why we didnt see much. But we had a good grasp of what colors we like. Expecting more in the new showroom though:) Re: Arden Developments 3091Feb 17, 2018 7:52 am pEast Ratnesh Hi My crossover is damaged during construction who should be liable? i asked council builder should be and Arden is saying we dont cover crossover damage i dont know who will be fixing that. I think Arden pays $100 per sq metre for the damage - I will check the contract again because they have damaged mine as well -[/quote From memory we had to take out some insurance with the council for this. I recall taking photos of existing damage on footpaths, crossover with the application. Cost approx $300. Re: Arden Developments 3095Feb 18, 2018 7:59 pm At tender last week we were told if we want the drop front Caesar stone bench in the powder room we need to add a wall so that both side of the bench is connected to wall. This is due to their new way of building these drop front benches. Curious to know if anyone else has been told this? Re: Arden Developments 3096Feb 20, 2018 11:00 am Hey all, We are wading into the world of knockdown rebuild and are likely to go with Arden. I was wondering what sort of site costs are people experiencing on their KDR blocks? (Feel free to PM me if you are happy to let me know but dont want published here). While I understand that individual sites will differ, I am just trying to ascertain what other people have got as a baseline. While I understand that individual sites will differ, I am just trying to ascertain what other people have got as a baseline. All up including demolition the site costs were just above $70k Re: Arden Developments 3098Feb 20, 2018 5:46 pm I’m also interested in answers to this question. We’ve been told the ‘standard’ is 35 but yet to reach tender. I think Manj had costs of 100,000 initially but unsure if they were a KDRB? The keys are soil test and contour survey - with Arden’s support got these done early for an earlier answer on site costs...since told by someone more senior with Arden we’ll wait until tender for the answer anyway Re: Arden Developments 3099Feb 20, 2018 6:29 pm We had provisional allowance of approx $25K for our KDRB @ treedance and phillo; post tender it was confirmed on the mark. We needed a whole heaps of allowances for limited access to the property & safety provisions due to overhead power lines. We’re on a relatively flat block, 520m. Add to that demo was around the $17K mark; electricity pit was around $3K; asset protection (through council) was around $2K and a few hundred here and there for permits, external advice and utility abolishment ...it all adds up really quickly! |
