The electrical consultant went and asked our CA, I think this is the same problem I have with our CA saying no to everything without checking. Any idea how to request for CA change? Who do we need to speak to? I’ve done the slab and frame and will do the final one. YES!! Most definitely. That is where the most issues were picked up in mine. Once the plaster goes up, you won't be able to see any defects with plumbing, electrical, insulation, etc. The plumbers and electricians will cut and drill holes into your frames/noggins/etc and if they do not do it correctly it can affect your frames. I also had a issue regarding the solar hot water copper pipes not being fully insulated properly, which would have potentially started a fire as they were touching the insulation bats. Darbecca had told me when I enquired that most people go with 4 stages. Can't remember if one was the pre-plaster one. I believe the standard four are: 1. Pre slab pour 2. Frames 3. Pre plaster 4. Pre handover Re: Arden Developments 3011Feb 01, 2018 12:54 pm geminithinker Yeh lots lol. Im up to 550k. - garage extension - increase width of study and add a BIR - shower to powder - rumpus to the side instead of end of house - add alfresco - increase master and wir - square out ensuite - combine 2 ensuites for the other room so it can fit a bath -2740 downstairs and 2570 to upstairs - put in a slight divider in wall in pantry so we have one part that is butler and one part that is the pantry. - increase space for fridge and add tower for wall oven - increase space between island bench and the back - add door to master ensuite - open tread stairs option 5 - timber screen between rumpus and living Then other stuff will be upgrade of floorboards, tiles, carpet, ducted refridge aircon, custom shelving and cabinetry for study and activity and living, home theatre probably with big picture people, will be getting our own oven and induction cooktop, pivot door, the corner sliding doors they have, door to theatre, about 50ish downlights, points for internet nbn and foxtel, upgrade stone benchtops and cabinetry to gloss or 2pac, frameless showers and upgrade shower head and taps I think thats most of it! Hehe Theres still outdoor flooring, outdoor inbuilt bbq kitchen and radiant strip lighting we are hoping to do I am also building a Toulouse 50 and with roughly the same upgrades as you yet the price we got at tender was a like 200k+ more compared to the price you got. Does the 550k include your floorboard, refrig air-con etc and other stuff already or not yet? our site cost is about 30k. Just curious has anyone finish building and connected to nbn without the provision of the 2k WSC provision? Re: Arden Developments 3012Feb 01, 2018 1:37 pm For those wondering or interested, Arden does provide option for solid timber flooring. It is via DT Timber. My CA previously told me it was not an option and if we want we have to do it after handover only to be told they do provide it by the colour selection consultant. Re: Arden Developments 3014Feb 01, 2018 2:06 pm For our house it was about 58k for a toulouse 52 sq excluding wet areas. We also got pricing for engineered from PTF and surprisingly engineered costed more. They install a plywood underneath i was told for ground floor. Have proper hardwood floors and with pets and a toddler they were just scratched and dented alot! Not a fan of engineered floorboards so it was agreed to just do laminate for now. Aircon we upgraded the heating and will do add on cooling later. Just curious has anyone finish building and connected to nbn without the provision of the 2k WSC provision? We actually ended up at 53 squares and 700k..but reduced size down to 50sq and took out a bunch of upgrades. Ended up at 600k inclusive of 40k site costs. We went with laminate. Aircon we upgraded the heating and will do add on cooling later. We are currently at the stage now that we have to reduce our size slightly ours is roughly 53 sq too...for ~760k and that doesn't include hardwood floors or cooling yet... need to revisit and reduce the price Curious what did you have to remove to bring it down to 600k?
