Thanks PEast. I think we were fine for energy rating because we have done double glazing. I just suddenly thought should we have insulated the internal walls? Don't know much about insulation, hopefully standard inclusion is sufficient.

The only consolation is that I'm building a double storey so we can't really see how the roof looks like. Colourbond looks great. Some houses are constructed to make it part of the feature. But it has been interesting living with it. It gives the impression the rain is allot heavier than it actually is. The rain sound is tolerable, even for the kids. But will be interested to hear hail on it. Re: Arden Developments 1374Sep 09, 2017 12:36 pm as long as it's not so bad it wakes me up i'll be fine with the colour bond i think. ive heard it lasts longer than tiles and also keeps rodents (possums etc) out better so we went with colour bond too. hail isnt too much of a worry i think...hail only lasts a minute or so when it happens. Re: Arden Developments 1375Sep 10, 2017 8:52 am We've got a colour bond roof at the moment. Yes it can be loud when there's a full on storm but I kinda like the sound of rain. I think they look better, buts its def a personal choice. Tiles need more maintenance. Hubby wanted tiles but he's Irish, that's what they are used too. I'm just lucky the colourbond promo was on at the time! When we signed up it included one whirlybird. At what point did you get capped price costs? Was it during contract? I asked about it during tender, as they could not do site survey yet as my site isn't ready, and the presenter couldn't provide me this. I was told about the fixed/capped price by the sales consultant at the display homes in Berwick Waters, but wasn't given the actual figure until the tender appointment. I believe they do add quite a bit of a margin to the estimate to protect themselves as mine was $19.5k, but when speaking with other volume builders, they've given me ball park figures of around $15k to $17k.
