Darbecca amd new home inspections seem to be the most recommended in these forums. Price around 2500-3000 depending on the number of inspections you choose to take up. Follow our Arden Toulouse build at http://ardentoulouse.blogspot.com.au Re: Arden Developments 769Jul 01, 2017 7:42 pm We did 4 in living, 4 in dining, 3 in kitchen. 2 in study/theatre/master and kept battern lights in other bedrooms. Then 3 downlights and 3 wall lights on deck but it is 10 metres long! Just did included garden taps, 1 front and 1 back. Thanks Laaa, Agree with Gemini that those 2 are the popular ones. We went with Houspect. Prices vary depending on # of inspections. But reports seem well detailed. We are laying approx 2.5k for 4 inspections. Re: Arden Developments 771Jul 01, 2017 8:23 pm geminithinker How many downlights per room did you guys go with? Doing my electrical plan and how many outside lights and wall/garden taps? Similar setup to Ezza, except for 4 for theatre. All up, 46 Down light for the house, but only got batterns in laundry, bedrooms 2-4 and their ensuites. Also got 3 stair lights. Got 3 external lights for front facade. And one behind garage and one outside the Laundry. We had a promotion at the time of 30 something free downlights. Also got the standard amount of taps. But added cold & hot water plus gas connections to alfresco. Re: Arden Developments 772Jul 01, 2017 8:25 pm Jeeta23 geminithinker How many downlights per room did you guys go with? Correct just normal light shades and one per room. I actually drove past the house one night and it was unlocked so I tested all the lights - and the batterns in the rooms seem to provide sufficient light. Got one in the garage but two in hindsight would be better. We only have a standard 2 car garage. Re: Arden Developments 774Jul 01, 2017 9:01 pm geminithinker How many downlights per room did you guys go with? Doing my electrical plan and how many outside lights and wall/garden taps? I won't go with downlights with Arden as I'm planning to get a sparky to install a proper one later on. I read somewhere that the ones that builders use are the cheapest. I plan on getting something decent with at least 5 year warranty. Saying that - i want all battens inside the house. 4 in living 4 in dining + 1 in the middle for future pendant 2 for kitchen ambient light 3 kitchen over island bench for future pendant 1 each in laundry and pantry 4 in theatre 2 in study 1 each bedroom upstairs 2 each bathroom upstairs (1 for future light+heater, one for task lighting above vanity) 1 in living room upstairs 2 in staircase area Outside i have standard included lighting (floodlights) to the side and back of the house then asked for junction boxes around the house for future lighting Standard garden taps (one in the back on in front) Building the Arden Votivo 43 Follow me here: https://forum.homeone.com.au/viewtopic.php?f=31&t=88553 Re: Arden Developments 775Jul 01, 2017 9:05 pm g33kerb0t geminithinker How many downlights per room did you guys go with? For the downstairs I've asked arden to put battens where i would need downlights so effectively it's pre-wired. For the first floor, i spoke to 3 different sparkies and they said it wouldn't be a problem to add additional wiring, so i have only asked for one batten per area. I envision each room will have led oysters, and the master and living will have a few downlights. In my electrical plan i have prewired for ip cameras, data, intercom, etc. I forgot to ask prewire for home alarm - will get it added during tender. The challenge is you have to think about everything you might need in the ground floor to make sure you have everything pre-wired. Did you pay extra since it wouldnt be normal to have 4 battens in a room? I was reading in forums you could just get battens in one of the 4 downlight spots...then have the other 3 put in when you are ready for DL as it would run off the wiring circuit from the 1 batten Follow our Arden Toulouse build at http://ardentoulouse.blogspot.com.au Re: Arden Developments 780Jul 01, 2017 10:18 pm geminithinker g33kerb0t I haven't found out yet how much will be extra but I don't expect it to be too much. The sparkies i talked to charge around 60-80 per downlight installed. Way cheaper than 155 per dl from arden and other builders.
