As of tomorrow, I will have saved 50% of my deposit. Which means, I can start looking for land. Anyone else go through this this? How soon was it until you found a suitable peace of land? And how quickly did you put a deposit down on it? I'm going to try and hold off signing anything until after 1st of July so I don't have to pay any duty on it... Any piece of advice or words of wisdom? So that eliminated a lot of estates as most were in squares and no courts. Boyfriend wanted a certain size because we extended the garage. I eventually chose an estate and then a list of blocks - i don't expect anyone else to go this far haha. I just want a nice sized piece of land that isn't going to cost an arm and a leg, as well as several other body parts lol I'm really not too fussed about it! Maybe just have a look at blocks and figure out the size you want and how much you can spend? Any piece of advice or words of wisdom? Great work! We kind of selected our land by accident. We had started saving and were getting to the point of "so how much will this actually cost us". We had an idea of how much we wanted to spend (~$400K). We already knew we wanted to be in the north and were already living in the area. We had a bit of an idea on houses as well. We ended up driving past Cloverton one day and just pulled in to see what the land might cost us. We went from not actively going to put money down until November (2016) to having put down our land deposit and done our house and colours selection by September (2016), we got carried away! The day we went to have a look what was on offer land wise we found 4 blocks under $200k, the deal was we submit a list of lots that we'd like, they combine that with everyone else and then they let us know which one we were successful with. At that point, we pay a $1000 holding deposit and then within 1-2 weeks pay another $9000 and sign the contract ($10,000 total). We've not had to pay any further on the block until settlement, which happens next week. Things that we used to guide our Estate selection - Public Transport availability - Location (how far from myself and my partners work locations) - NBN FTTH (no other wholesale provider would be considered) - Local amenities - Access to arterial roads - Overall vision for the estate - Price Things we used to guide lot selection inside the estate - How close to any schools, we didn't want to be too close or too far. Ideally far enough away that our driveway wouldn't end up as a carpark during school pickup and close enough that we could walk our kids to school. - No easements, These are effectively right of ways across the back of a block where sewerage/stormwater is located, you can't really build over them and if something goes wrong with the pipe the water authority has the legal right to enter your property and start digging. - Access to arterial roads, we're actually close to a major road in the estate so may get some extra road noise but hopefully, that will be offset by some of the design elements of our house. - The orientation of the house, we lost out here and had to select a north facing block, I would have preferred a southerly block from a solar / energy management perspective. - Reasonably quiet street, we've picked a loop so there shouldn't be too much through traffic. I had already decided I wanted to move to Geelong so I know the area well. I'm looking at Armstrong creek, or close by. Otherwise, I'm pretty easy. Not too fussed. Just desperate to get out of my parents place and be on my own again lol except for my cat. Re: Anyone building with Homebuyers Centre in VICTORIA? 4855Jun 01, 2017 4:11 pm Finally had my slab/frame/lock up inspection with Darbecca today. the inspector is very happy with the quality of the build, apparently i got one of the best SS around. very few and minor defects identified which should be fixable in a couple hours. Phew such peace of mind from having the inspector go through the house. I will def get them again. Yippee! yay for your start date, wo it was a week to start not too bad. my SS was Aron for the slab then David Rowland for the rest. went there today to check on the defects and whether they were fixed,found the SS and brickies hard at work. he gave me a 6-7 weeks estimate for getting the keys. Does anyone know what the Homebuyers will allow you to stall for? At this stage we are looking at a domain 20 or a haven 19 with a double but the increase in prices of land mean the budget will be tight.
