We had our first mortgage payment this week, and OMG what a stuff up! We went through HBC to arrange the finance but we went the Commonwealth bank rather than resolve as CBA had a better interest rate and we had a decent deposit. So we needed to go into CBA to sign off some papers for our internet banking and set up out debit cards. We did that that was fine, but we had set the homeloan to be debited from another account which HBC had set up. But when we went into CBA we got told that it hadn't been set up to get debited from our current bank so we will need to deposit it into the CBA account. So we transfer the money into that account only to get a call from our current bank saying that there was a attempt from CBA to withdraw cash for our mortgage! So another trip to CBA and we spoke to another person there and they say nah it's been set up to get from our current account and not the CBA. And we get told I don't know why that person would tell you it wasn't. So just another issue that has come up. During the whole process. I imagine those costs are to cover clearing a total loss and starting over, though $60k is more than that would cost. The reason I asked if it was meant to include land was because many companies were saying the minimum I could insure myself for was $340,000 - nearly $130,000 more than what my house cost was worth, saying "This is the minimum you would need to build this house in today's market." Just spoke to the first fence guy... If I want the timber underneath the Colorbond, a la Pooks, he says the fence will end up being 2000mm high. I told hubby that Pooks put hers in AFTER her fences were in, so it's possible. Also been told by another fence guy that Colorbond gates are $550, but he can do a Merbau slat one for $300. I like the idea, but wonder if it would look weird on the sides. New to this forum but have found trawling through it invaluable so far My husband and i have just purchased a block of land in Warralily (near Geelong) and have chosen the HBC Monarch 26 to build. I think i have finalised most things with them as i wanted to know as many of the upgrade costs upfront as possible, and we should have our finalised quote back today, and then be putting down our deposit tomorrow. So far this is what we have decided on in terms of upgrades and their relevant cost. Just wondering if anyone can see that i've overlooked something, or if the costings are a bit ott...? We are currently living in QLD for work, so won't be moving in straight away unless something changes, but want to build to a standard that we will be happy with. Some of these upgrades may be dropped off after the colours appointment depending on our choices, but we wanted to have an idea of total cost now, rather than being shocked or disappointed down the track. We noticed your land isnt titling until next April- Be careful signing a PWC so early as this will take you out of the 8 month price protection period. You will then start paying .45% (approx $900) every month they do not build. We almost got caught on this, they tried to charge us $2500 at our colour appt for ' 3 month price protection' because our land is titling until Jan- This means we were out of our 8 month protection period. Also check with them if they can offer you a kitchen promotion it includes most of the kitchen upgrades you have listed and for $990. Other than thats, we are really excited to build with them.
