I do however when I have driven past my block in the past few weeks I haven't seen anything to show that my boundaries were established in the first place? Re: Anyone building with Homebuyers Centre in VICTORIA? 889Mar 26, 2014 6:35 pm I had to meg21. thank goodness it was in the contract as a provisional sum. our neighbours builder moved our front peg when they temp fenced their section. which was a bummer. peets pegs were pretty pathetic though no wonder one fell out. I only got one datapoint and put it in the office. We settled last week and it's all about to happen, so I don't think now is a good time to ask for a variation. Does anyone else think they didn't get enough? Truth be told, I didn't understand what the deal was and thought I'd only need one, similar to where our modem is in this house. <<SIGH>> 19.03.14 - Land Settlement 15.04.14 - Building Permit 28.04.14 - Earthworks 14.05.14 - Slab Stage 20.05.14 - Frame Stage 11.06.14 - Lock Up Stage 03.07.14 - Fix Stage 15.08.14 - New Home Presentation Re: Anyone building with Homebuyers Centre in VICTORIA? 891Mar 26, 2014 9:09 pm Don't worry Gaviscon Girl, I feel exactly the same way as I too didn't understand at the beginning. The good news is that data points are a simple job for an electrician. If you are happy to use wifi it isn't all that bad either as you should have a signal throughout the house on just one point...and if you don't, you can purchase "wi-fi" extenders at a low cost through places like Harvey Norman. I was like "data point wha??" I use a wi-fi extender now in my rental so that will be coming with me! I went to an NBN Info Session at the Parks Edge tonight, with the guys from Telstra there to talk about it. I felt very under equipped. I guess that's their job. Thanks everyone. 19.03.14 - Land Settlement 15.04.14 - Building Permit 28.04.14 - Earthworks 14.05.14 - Slab Stage 20.05.14 - Frame Stage 11.06.14 - Lock Up Stage 03.07.14 - Fix Stage 15.08.14 - New Home Presentation Re: Anyone building with Homebuyers Centre in VICTORIA? 894Mar 26, 2014 10:46 pm We only wanted one data point for now. We will use wifi. Plus we've got two electricians in our family that we could bribe with beer after handover hehe. Our frames, roof trusses and windows are now in! Even a the sliding door to our (dirt) backyard! So excited. They are moving so fast. Slab invoice came through. Guess our frame stage invoice won't be far away either. Re: Anyone building with Homebuyers Centre in VICTORIA? 895Mar 27, 2014 1:30 pm pooks83 Hi Amanda, my fixed site quotes were somewhere around the $7000 mark. Thankfully they were fixed as I had very poor soil (P Class) and extra work was required in regards to the footings and engineering recommendations. I just found out our soil is also P Class. Not happy, but not surprised. Any tips on what I should be making sure the builders do? Any tips on what I should do after handover? What about landscaping? From what I can see, weeds REALLY like P Class soil. 19.03.14 - Land Settlement 15.04.14 - Building Permit 28.04.14 - Earthworks 14.05.14 - Slab Stage 20.05.14 - Frame Stage 11.06.14 - Lock Up Stage 03.07.14 - Fix Stage 15.08.14 - New Home Presentation Re: Anyone building with Homebuyers Centre in VICTORIA? 896Mar 27, 2014 2:29 pm Hey Gaviscon Girl. I have yucky P class too- I think majority of us in that area would. I struggled learning about this but there was a couple of main points that were consistent: 1. P Class needs to have footings/concrete piers poured first to support the slab. You will see this recommendation in an engineering report that your builder should give you with the final plans. 2. Landscaping- grass or moist ground coverings shouldn't start up against your house because if too much moisture gets in, the slab can move therefore the house can unsettle over the years. To avoid this we are doing concrete paths right around the house so the water runs off. Hope that helps... Re: Anyone building with Homebuyers Centre in VICTORIA? 897Mar 27, 2014 2:42 pm Thanks Pooks ... So I take it I can rest assured that there will be footings / concrete piers? Also, we have a landscaping package which includes a garden with mulch at the front of our house (right up to front wall). Should I see if I can change landscaping designs? 19.03.14 - Land Settlement 15.04.14 - Building Permit 28.04.14 - Earthworks 14.05.14 - Slab Stage 20.05.14 - Frame Stage 11.06.14 - Lock Up Stage 03.07.14 - Fix Stage 15.08.14 - New Home Presentation Re: Anyone building with Homebuyers Centre in VICTORIA? 898Mar 27, 2014 3:21 pm hi there, we're down in clyde north and ours also came back P class although it was downgraded to H2 class and they still were able to use the waffle pod slab. You might need to upgrade to using piers in your build. Do you have any provision for it? Not sure about landscaping at all, never even occurred to me. Good luck! Second Build, this time with Carlisle 2016, can't wait! They've provided three different ones for me to choose from. I found something I liked just as much as my original choice and I feel comfortable that they're suitable to the land. Now ... Just want to make sure the slab is not something that "should be ok". I wonder if there's a professional inspector I can consult before the pour. 19.03.14 - Land Settlement 15.04.14 - Building Permit 28.04.14 - Earthworks 14.05.14 - Slab Stage 20.05.14 - Frame Stage 11.06.14 - Lock Up Stage 03.07.14 - Fix Stage 15.08.14 - New Home Presentation Re: Anyone building with Homebuyers Centre in VICTORIA? 900Mar 27, 2014 6:05 pm I too had a waffle slab but the piers was not a variation Gaviscon Girl and it wasn't listed in the contract as a provisional sum. I think it's tied up in the fixed site costs so you should be fine. I also got landscaping within my contract. I was advised that the landscaper abides by your engineering report even though the landscaping plan shows ground covering up to the window. The landscaping hasn't been up for discussion yet (I tried)...they said if we need to discuss the outlay we can do that at landscaping time because there is room for movement. My SS said the same.
