You're at the end of fixing ALREADY?? We were only a week behind you last week so omg I hope we follow in your footsteps!! Our plasterer finished this week and the painter is due onsite next week. And as you know our kitchen is in etc... So what else was in your 'fixing' stage? So I've got an idea of when we might get invoiced... And so even though it is only March and you have just been invoiced for the 4th stage they are still saying June for handover? That seems a very long time for the finishing stage? Brett said that when tiling starts you are roughly 6 weeks out from finishing and there is about 2 weeks after that where HBC supervisors come out and do inspections and touch ups. So fixing stage included: internal doors and door frames, architraves, all skirting, waterproofing/screeding of showers, down pipes, whirly bird (if you had to have one for bushfire provisions), base coat render, sanding of plaster, front door in, laundry trough in, laundry cupboard and I think that's about it. Painter takes about 2 weeks. If your painter is in next week I think you will be invoiced tomorrow! Haha. Gaviscon Girl have you seen Mel's blog? It's really good! Blog: http://dandesbuild.blogspot.com.au Re: Anyone building with Homebuyers Centre in VICTORIA? 853Mar 21, 2014 1:07 pm bkoolrocks I had the "we only hand over to constructions on Wednesday" from my pre start lady. our building permit came in on a Thursday so hand over was suppose to happen the next Wednesday. then hbc decided as feb is a short month I could hand over on a Friday. which was lucky for us. But really you think they could hand your file over any day :/ Site Start 11/3/14 Slab Pour 2/4/14 Framing Complete 8/4/14 Lock Up 1/5/14 Fixing Stage Complete 14/5/14 New Home Presentation 20/6/14 Handover 2/7/14 blog: http://firsthomebuilding.blogspot.com.au/ Re: Anyone building with Homebuyers Centre in VICTORIA? 856Mar 21, 2014 3:57 pm Hi mtreg21, I am sure your experience will be nothing like mine! Our land settled 03/10/2013, building permit was obtained on 17/12/2013 and earthworks commenced 13/01/2014. It was a loooong time! Mortgage payments started at the end of October. October-January was Ok because the repayments were the same amount but every month since then we have had progress payments so they have been changing. Dreading the end of next month because 90% of our loan has been drawn down and the repayments kick in the following month! Blog: http://dandesbuild.blogspot.com.au Re: Anyone building with Homebuyers Centre in VICTORIA? 857Mar 21, 2014 3:59 pm Wow how come the building permit took so long? I'm definitely not looking forward to mortgage payments whilst renting so the quicker the better! Starting to get very impatient as it's already been 4 months since signing pwc! Re: Anyone building with Homebuyers Centre in VICTORIA? 858Mar 21, 2014 4:08 pm From titles it takes HBC (or they allow) 45 days to obtain the reports they need: property services info (PSI-gas/water pipes connections), soil testing and reports, engineering reports, Council info then they submit the application for developer approval (and await response), then apply for the building permit before you are handed over to the construction team to get a start date. Ruby123 was a few weeks quicker than mine going through that process. I signed my PWC in March 2013, had a wait on titles which came through in September. I'm renting too, it's painful but worth the prize at the end! Yes definitely worth it in the end! Looks like the houses are going up pretty fast so that's exciting!! Re: Anyone building with Homebuyers Centre in VICTORIA? 860Mar 21, 2014 5:44 pm mtreg21 - Our building started the next day from settlement. We had so many delays, that HBC jumped at us when they finally got the heads up it was finally happening. Mortgage repayments start a month after settlement. So far it's small, but it's going to start hurting while renting as we get closer to handover. I've got some great news! Our frames are up I went past tuesday and nothing much had happened. They are moving so fast!! Still haven't been invoiced for the slab or spoken to our SS. Neighbours are about to move in so we have fences to pay for too. All happening.
