We have been told the site cost is $26000. The consultant told us to lock in the price before the price goes up at the end of April. This will be our first home. We have been shopping around but so far Boutique Homes' s service is the best and the fixed price policy is definitely tempting. We are building in Sunbury. Anyone building in the area? In addition, it might be a silly question, but is it okay to negotiate the price as the site cost sounds a bit too much.... Any feedback would be appreciated! Congratulations. The staff at the Sunbury display are really lovely. We are building with Boutique in Romsey. Unfortunately the site costs can't be haggled with. Our site costs were $21k as our block was all clay with a slight drop at the front of our block. I think Sunbury has similar soil to Romsey. I thought our site costs were quite high, however after seeing the site plans I understand. Boutique has also put drainage in all around the front of our home. My site cost is around 20k for a 25sq house, seems to be right. Most site cost these days are averaging 20 to 30k. Depending on your suburb. I live just several suburbs from where you are at Wollert which is mostly clay and volcanic rocks. You can ask around in your area what is the average site cost and ask for a contract discount rather than just site cost discount. Site cost are mostly cost for removing rocks, putting bored piers, retaining walls and infill if your block is sloping. Also there are other cost like bushfire provision and other construction cost in the contract. Our site cost is $19k ish, minimum slope but they still need to do a cut. Do you know what's your slope across the land? We are building the Providence 34 in Sunbury also. Our site costs were $23500 for a 1000sqm block. These costs were quoted in February 2016. I must admit the fixed site costs were what made us sign up with Boutique. Which estate in Sunbury are you building in? We are building out past Geelong way we had thought about getting it done post build. however the money back from Boutique for taking out carpet ($2K for 70sqm) and cat 1 laminate floor ($4K for 65sqm) was too less. With the quotes we had, it was not much cheaper for getting it done post build. However for builders like M & C it's a good option as the floor cost is not included in the base price. We really didn't like any of the cat 1 flooring (especially carpets). To give you an idea, if we were to move up to cat 2 or 3 we possibly would not be saving any money, but i think from memory i was looking at cat 7 hard flooring so we chose to look externally. I think we are getting just over $2k back each for carpet and timber the laminate. I think if you have found what you like for $10k for 38sq possibly worth getting it done with Boutique. This decision is not for everyone and has to be based on more than the $$, especially when we are going to find it a hassle when we have to postpone moving in for a week or so after handover to allow flooring to be done. It's been a while since I posted on this forum and our land still hasn't settle I just wanted to check whether anyone knew whether it's possible to install CCTV and intercom post build for a two story house ? I'm building the Airlie. I've been doing some research and it seems that it can be done post build if it's a single storey or if it's prewired. But I don't think Clipsal would prewire this for us ? We currently just have the simple alarm security system with them. Also has anyone increased their zoning of their heating and cooling? Not just upstairs/ downstairs but specific rooms?
