Only thing I have lost on is coffered ceilings, but that's not the end of the world. I have gained 60sqm of land, 5sqm Living area, and better spot near school. Re: How much did your house go up from base price to finishe 18Oct 26, 2012 5:15 am My base price was $159k and after adding site works and a small pre start allowance its at $171k. I wish I could afford upgrades and such, but hey its my first house and im happy to just get in the market and keep my loan low! Re: How much did your house go up from base price to finishe 19Oct 26, 2012 6:21 am akashra I walked away from Henl...ey because I thought their pricing was dishonest - houses listed at a $154k base price being $202k straight away - site works, developer requirements, yada yada... I quickly learned this was normal for the industry. I'd like to see the laws changed on housing prices that they have to display something like the median price of all contracts completed for that home along any listed price - clarity in pricing laws like they introduced in the automotive industry a few years ago. I agree, I think they should have all the costs for each display home prominently displayed with the break down of those costs. After a lot of digging and requests from the builder and a few estimates I got the following for the Rawson Edge display home (these is information only - we are not building this) Base price with elite facade 411 (including 54 for facade) Ryde loading and access surcharge 20 Storm water 15 Site costs (our slope) 25 - for my block Electric upgrade 15 - estimate Floor upgrade 6 - estimate Platinum package 20 Render/facade/door upgrades 25 Garage door 11 Staircase and adjoining window 33 Alfresco 13 Kitchen upgrades 37 Bathrooms upgrade 11 Joinery to master wardrobe, wine cup, etc 19 Fireplace and alcove 15 Total 676 So base of $357k excluding facade means total upgrades of $319k Re: How much did your house go up from base price to finishe 20Oct 26, 2012 7:01 am $70K worth of upgrades. Site costs were only $15.5K, so the rest went into bricks, roof tiles, facade design, paint, internal doors, door furniture, archs and skirts, 2 pac in kitchen, floor plan changes, electrical, caesarstone in bathrooms, toilet upgrades, pot drawers in kitchen etc.....it all mounts up, but I have the house I wanted Henley - Wilshire Mk 3 ...
