First time I lay on our bed and looked at the ceiling I was horrified!! Henley - Wilshire Mk 3 ... I love my house!! The afternoon sun coming in made the walls look like they were made from corrugated iron. Our builder came back at 6 months and "fixed" it but that was during the winter - now the sun is at the same angle as previously their fix has actually made the walls worse. Give them hell - they charge so much for painting they should do it properly Re: Paint defects - how strict were you? 17Oct 02, 2012 4:54 pm Thanks for all the replies. Its disappointing to hear that this issue is so common. It seems that unless you watch their work / complain, they get away with the minimum amount of work possible, rather than doing a quality job . The inspector (Darbecca) has proved this so far, so many flaws that I would have missed if I didn't have some professional help Re: Paint defects - how strict were you? 18Oct 02, 2012 5:51 pm I disagree with many of the posts here You are entitled to a reasonable job for a reasonable price and what is reasonable is a question of fact. In addition to that you are entitled to the same standard of finish as the display home or the minimum standard implied. If the job is a two coat paint specification as many volume builder's homes are, no one will convince me you will get a good finish with two coats of paint. It will be just barely acceptable providing also preparation was followed and application is skilful. If you want a good paint job you have to pay more for premium paint and additional preparation and coats. It's the same with plasterboard " Plasterboard is not flat" If you want flat plaster you have to use "plaster glass" at significantly more cost. So if you are paying for a budget plaster and paint job don't expect premium architectural finish, you won't get it and the law won't support you. In saying the above I don't condone poor workmanship nor do I condone owners wanting higher standard of finish than they paid. Quality is a function of price and it's easy to get, all you need to do is specify what you want and the builder will price it accordingly Foremost Building Expert in Australia, assisting with building problems/disputes, building stage inspections,pre-contract review advice for peace of mind 200 blogs http://www.buildingexpert.net.au/blog Re: Paint defects - how strict were you? 19Oct 02, 2012 6:01 pm If the builder mentioned at any stage that the 3 coats of paint would have paint runs, dints and chips, and for an extra $ I can upgrade to better paint/preparation than I would have paid. But they did not, this is not the first issue I've encountered so I will get the builder to do at least a reasonable job on the paint. Also its not a volume builder. Re: Paint defects - how strict were you? 20Oct 02, 2012 6:24 pm Our first house was through a local private builder and as first home owners we did not upgrade anything to do with the paint and the paint job was flawless No plasterboard joins in the ceiling and it was easy to wipe down handprints. So while I understand you get what you pay for surely some of the issues outlined by some of you is not acceptable? I find that this is the single biggest issue I am worried about and will be very nervous when it comes time for our painting to begin, will they do a good job or not? Everything else can go wrong but I just want a good paint job. In the house we are renting now it is brand new but we can see the joins in the ceiling, light or no light which I hate. It just seems like such a common complaint from homeowners these days on blogs that it seems it comes down to poor workmanship.
