DH said the same thing, so I'm not as worried anymore. We did want a big backyard, and we'd like to put in a pool at some point, but I'm sure we'll be fine. And so will you! I think part of my worry was because we have such a big front yard, it's the estate requirement that the house it 6m from the front boundary of the block. But still, I'm sure we'll be fine, looking at our site drawing, it looks fine. I was just overreacting before. We got our letter of unconditional approval today, but apparently we have to wait until Wednesday until we get the mortgage documents to sign. They also put us down for interest only repayments on the letter, but we've asked them to clarify the length of this as we actually wanted principal+interest as soon as the build is finished and we move in. The letter says interest only for 3 years! We might be stuck with 12 months of interest only though, which isn't ideal for us because we want to start paying our loan down as soon as possible. This banking business is hard stuff, it seems! Well, it turns out our broker messed up our application and got us an interest only loan for 2 years. We specifically told him we wanted to start paying principal as soon as the house was finished, but he obviously wasn't listening. He told us it doesn't matter though, that we can pay the principle+interest amounts like we had planned anyway, and the loan should be drawn down as if it were a principal+interest loan. Does anyone know if this is correct? It makes sense, especially since we'll be making repayments weekly; the interest should adjust after each payment so that if we pay principal as well as interest, our interest should go down like a normal loan. Right? I really hope so... There is nothing we can do to change it now apparently. SO MANY bumps in the road, but at least it's leading somewhere now! Some of the issues we've had are: - Being undervalued approx. $20k and having to pay more LMI than expected, increasing our lend ratio from 90% to 96% - The broker applying for an interest-only loan for the first 1 year of our 3 year fixed rate loan, when we wanted a p/i loan... - The bank putting us down for 3 years of interest-only repayments instead of the 1 year that our broker applied for, which was REALLY not what we wanted! - The bank not wanting to provide us with copies of our signed mortgage documents to send to the builder - The bank "forgetting" that we had paid 5% deposit and refusing to give the builder approval for commencement/progress payments because they wanted us to put in our share first - The conveyancer telling us that settlement is set to Tuesday, but they are worried they're not going to have the processed paper work from the bank in time because it takes 48h after signing of the papers, and asking us to make sure the bank speeds it up. - Oh, and today, the day after we signed the fixed rate mortgage papers, Westpac has announced that they will be dropping their rates despite the RBA not doing so. Isn't it wonderful? *lol* Anyway.... We are currently waiting for a final settlement date (hoping the conveyancer gets the papers from the bank tomorrow afternoon) and then for the site works to commence.
