It's a rather nerve racking wait! You're telling me!! So, we had till 17:00 today to provide the finance approval to Peet. I 'reminded' the broker this morning and they advised it had been escalated to the relationship manager and diaried to chase in the afternoon. I phoned again at 16:20 to find out we have approval subject to a valuation the broker was trying to get hold of the sales rep from Peet to advise him (they have a few clients in common) and hoped it would be ok - I haven't heard anything since so will be phoning in the morning to find out if we still have land! On the plus side, despite the sales tactics of - 'no you can't have an extension we have cash buyers waiting if you can't provide approval' - there are 2 plots left on our road for sale (exactly the same size and shape) so I don't think there really is a cash buyer.... Aussie have been great in all fairness and done everything they could have so I just hope it all works out tomorrow! polack You'll enjoy building with DAH. We had looked at reducing the size of the bathroom as it was so big but kept it as is in the end - you are right, a good size bathroom is nice to have. Perth-1st Timer Great plan! I'm very jealous that I didn't think of making the theatre/scullery changes in our Nautilus build! Have you thought about extending the alfresco outwards at all? I've noticed on ours that if it was a little bit deeper it would allow a better selection of outdoor entertaining furniture and barbecue? Looking forward to seeing your build go UP. We are planning to just have our lounge furtniture on the alfresco and then have a seperate BBQ / table section behind the theatre side - we don't have much back garden space at all so extending out would mean we could never put a pool in (which we don't currently have plans for but in time will consider). Well done Aussie! Now we just have to hope the valuation comes back ok. I have been promising the pre-start update for a while so here goes! Pre-start An upfront confession... we were so chilled out about the whole colour selection thing we didn't take any photos of the mock ups! BUT - we will be getting a colour board soon so I can post pics then. We headed to Dale Alcock Central for pre-start (having been there about 4 or 5 times already to make some of our choices ahead of the day (BIG RECOMMENDATION) ) and one of the nice touches about DAH is the little details like this Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We were met by our lovely pre-start lady and her colleague who was there to do our electrical plan with us. Now, bearing in mind OH and I had already spent hours on this and went as well prepared as we possibly could, this stage still took an hour and a half!! I had printed our floor plan and removed all the detail - we then 'placed' all our plugs, switches, lights, fans, TV points, Phone points, external plugs and sockets, alarm points, smoke alarms and so on - Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ we had to split lights and switches onto one plan Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ and everything else on another! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ We are lucky enough to have an electrician friend who will do all our lighting after handover. The exceptions to this are the lights in the raking ceiling (both dining and alfresco) and the external lights some of which were included and the others we are getting DAH to do as we don't want the render damanged! After doing the electrical plan we filled in our lunch menu selection form and then went straight into our build changes. Again we had a list prepared (shower niche to the main bathroom, moving the hot water unit to the 'dead' side of the house, changing the way the front door opened, putting double doors on the 2nd bedroom to be used as an activity room and so on). After this we had a short break for lunch and then went and did our fixtures choices and then into our colour selection stage. I will list our colours below but wanted to comment on the actual experience... Some people call me organised, most just think I have OCD tendencies (or CDO if you are going to put the letters in the right order ) anyway, considering how 'organised' we had been about the electrical and change sections of pre-start and bearing in mind we had already selected our taps, doors, sinks, mirrors, toilets and so on and so on we had no idea about our colours! We had looked at google images, builders websites, the H1 forum, been to display home after display home and even bought magazines - we still just couldn't work out what colours we wanted! This is where the pre-start team are worth their weight in gold. It's their job. It's what they do. If they made awful recommenations they wouldn't last in their jobs very long... They also are very capable at 'guiding' you away from bad decisions!! We did our exterior colours first and then did our bathrooms. We started with tiles and were asked to go through and pick out feature tiles we liked. Whilst we did that, our pre-start lady followed us picking out floor tiles which would work with the feature tiles (we had already agreed on white gloss tiles for the shower walls / behind the bath) and then we just had to make a choice! I'm still not 100% sure about our selections but I have real problems visualising the big picture from a small sample. OH is happy though and say he thinks it will all look great. En-Suite. Wall tiles 200 x 400 white gloss, Border tile Vision Silver Glass. Floor tile 300 x 300 Vision Bongo Graphite. Urban ceaserstone bench with 180mm fascia. Pearl grey Laminex cupboards. Kitchen & Scullery. White Shimmer ceaserstone bench with 86mm fascia. White silk finish laminex cupboards, Laundry & Powder room. Floor tile 300 x 300 Vision Bongo Graphite. Pure Calcite Laminex bench with Alaska cupboards. Internal painting - Scribbly Gum (light grey) to bedrooms, bathroom, en-suite, powder and laundry. - Caribou in the theatre - Colourbond dune in the kitchen, dining, living, hallways. I just stood away from the hundreds of laminex / formica colour cards and let our pre-start lady bring suggestions to us! Once I have seen the colour board I will know if we have done the right thing. My alternative is a black and white theme throughout as there are some gorgeous H1 threads out there at the moment posting pics which make me jealous!! We are so happy with the garage door - we love it everytime we see it on someone elses house! Yes, Alkimos has quite detailed colour guidelines - well, the Shorehaven bit does, not sure about Trinity. We have to get a minimum of 10 points for 'white' colours, 10 points for eco-friendly landscaping, 10 points for accessibility / future proofing and so on. Bearing in mind a 'white' roof only scored 7 points we had to go for a light colour house so hopefully with the White Cliffs render we wil lbe compliant! They are trying very hard to make the whole estate a coastal, eco-firendly, sustainable developement. We get a 2,500l rainwater tank (which is HUGE!!) and various other 'incentives' to be 'green' Hope we get our colour board soon - then I can satisfy the 'pre-start' junkies!! I had a friend who built on a "dress circle" for lack of a better term street and had to have 2 different finishes, select types of colours, certain features and high spec finishes and i believe a fancy door, then 2 doors down there are 2 houses with 1 colour render all the way and no features... given they paid a lot of money for that particular street its not cool! I love surfmist! Its the perfect colour! And on a roof reflective of heat!! (Can't wait to see mine!) There are already a lot of builds completed up there, as you go North on Marmion you get to the brow of the hill and look down onto Shorehaven - there is a sea of Surfmist and Shale Grey roofs! There is a lot of compliance so far so lets hope it continues! I TOTALLY agree with the heat reflective bit too! It will save a fortune in cooling costs in the summer - loads of people comment on the difference in internal temperature beween a white and dark roof. Treeseachanger and LeanneR - it's the future!
