Your block has been cut at the front and filled at the back to make it level. Just wanted to let you know I just came home and your piering is bring poured as I am writing this . These are concrete piers which would be approx 1.2 to about 2 metres deep which are spread through the lower ground and will be located under your slab. They have formed the outer edge of your floorplan with boards as well. I literally spent the last 5 nights studying all 55 pages of your experiences and advice! We are attending our tender next week to build a Waldorf in Kuringai, Sydney. We have also paid for another tender with Wisdom homes, and are still trying to decide between the two. It has been interesting so far, with a few uncertainties already (eg via CBC the balcony size cannot exceed 12 sqm, and the extra 2 square promotion doesn't apply to the Waldorf except for extending the garage). May I ask a question to you all - if you had the chance to choose your builder again, would you choose EB? If the extra 2 square is not available for the Waldorf (not sure why??), can you ask for something else as a sweetener? Extending the garage wouldn't be a bad option though if you have the room to do so. Just so you are prepared - it costs to build in Ku-ring-gai council area. I think from memory it is about $15K on top on your build. Just because!! I feel sorry for some right on the border. I think there is a street in Normanhurst where one side is Hornsby & one side is Ku-rin-gai - $3K vs $15K! Not having built yet, I would use EBH again!! We were looking at building with someone else. Most relieved we are with EB. EB inclusions are better, sales and admin staff are wonderful... Our admin person answers all emails promptly. We went to DIlorenzo and HOG before contract was signed so we knew what were upgrades etc. so there were no real surprises along the way. Admin side ... The process takes time like all builders... Love he EB connect website, can see things happening without harassing admin. I was a bit concerned when I didn't see our application on the council's website, flicked an email to admin, they replied straight away. We went through a private certifier, and approval came back a few days earlier than EB said so I'm more than happy. If there is one thing I have picked up from all my reading it is that we must pay attention to every single detail and all the numbers, and almost assume that the builder can/will make mistakes anywhere and at anytime. Obviously I'm not expecting a smooth journey, but at least I can travel as best prepared as I can. Kerith - yes the $16.5k 'zone fee' is very off putting. Others I have spoken to ranged from $0 to $25k. It just happened that Kuringai has the highest fee from everyone I have asked. The reason? One salesperson was very subtle and said 'it sux to build in Kuringai' ... Funny thing about the 2 square expansion for the Waldorf. According to the salesperson, the design of the house is such that the top floor stacks exactly on top of the ground floor, so the only easily 'expandable' area is the garage. To expand elsewhere may compromise the structural components/weight bearing parts of the house. When I told them I'm happy to pay, I was quoted $750/sqm instead. So I think the 2 square promotion only applies to areas that are easily expandable. Then again, I was asked to bring this up at the tender appointment! We got our complying development certificate, quote from Abbey blinds, got our driveway PCV, got our colours PCV which included fly screens, melamine shelving for the pantry, security screens for all external doors, extra large mirror for ensuite, glazing for front door... As we all know with the big sale event - living essential (where you have to pay an additional of $4890) you'll get the Hyne T2 blue termite protected frame. However on the standard inclusion published on Eden Brae's website (http://www.edenbraehomes.com.au/a/220.html) says that reticulated termite system to perimeter is included (for any house series). My problem is that the inclusion page on my contract seems to be slightly different than what's been published. On my contract the line that says the reticulated termite system is not there. My mistake is that I didn't double check the standard inclusion page during the contract meeting. The thing is having blue termite protected frame will not stop the termite to get into the house. My understanding is that the termite can still be attacking things such as cupboards, carpets, timber door frames even electrical cable. For those who sign the contract this year, did you still get Reticulated termite system on your inclusion in your contract? Please advise. Haven't asked EB yet as this week is long weekend. Thanks Hhmm interesting observation. Mine is the same as yours. I have checked all previous brochures I gathered and perimeter termite protection is not there. My best guess is they have deleted that bit when they introduced 'the big sale'. I know that a few people have commented that they picked up a few mistakes when they did theirs, so my question is "What mistakes did you find"? If EBH have a habit of making the same mistakes regularly I would like to know so that I can quadruple-check those sections.
