I've noticed that the wet areas have a 2.5cm (approx) step up in all of Eden Brae's Livingston Displays. Has anyone recessed the wet areas so they become flush with the rest of the house? Eden Brae is currently charging $1800. Our Tender Consultant can't guarantee that all areas would be the same level once titles and carpets are laid. So I'm hesitant in going through the recessed floors. I would love to know if anyone has gone through this or can offer any other solution. Thanks, Abi I seriously though to get this done at the time but dropped the idea, as for me $2500 (EBH quoted) was too bigger cost with little benefit. ----------------- Eden Brae Cremorne Blog : http://newhouse.gores.com.au Re: Who else is building with Eden Brae? 14063Jan 05, 2017 1:13 pm Ausman agayla Hi, We're building a Livingston 23 and currently at the Tender stage. There could be a couple of issues to consider doing this aside from the hefty price tag. You would have to know the exact thickness of the flooring you will choose (including the underlay, if any) upfront when they lay the slab (which happens first). The problem is that flooring is one of the last things that gets done in the building process. If the thickness of the flooring you specified when the slab was laid is different from that of the actual flooring you eventually laid (in our case we changed our minds from tiles to vinyl) the areas will not be completely levelled. I also read somewhere that if you have the slab lowered (in the wet areas presumably to make it levelled to your living areas), your door which is hung at a standard height will have a bigger gap at the bottom. Re: Who else is building with Eden Brae? 14064Jan 05, 2017 1:18 pm Bordeaux4Guest wongbruce mikegrg1 Hi Peeps, Was wondering when do EBH put in those extra noggins for TV support? I did pay extra for those noggins to the electrical people and was wondering will that be done at the framing stage or later on? Please share your experience... I'm sure 9/10 people would wall mount their TVS? We had ours done in the framing stage. This was done by the carpenter as the frame went up. I guess it can be done anytime before the insulation and gyprock go in. Re: Who else is building with Eden Brae? 14066Jan 06, 2017 8:35 am @mikegrg1: I recommend an inspection at handover but also before the internal linings are being placed. This allows for someone independent to come and inspect things like structural issues and installation of insulation batts. We had some upgrades in these areas and the independent inspection was very valuable. Re: Who else is building with Eden Brae? 14068Jan 06, 2017 5:23 pm @mikegrg1: we got Stephen Ryan to perform the inspection. Mention that you're a homeone forum user and you might get a discount. I live near the bush , not sure what type of pest control I should do . also, for me, independent inspection on the handover date is 100% a waste of $$$. Been told by inspector that it mainly about the cleaning , and small things, but EBH has done a good job. If you want to get an independent inspector, get it at frame or linen stage. It's worth more. Re: Who else is building with Eden Brae? 14070Jan 09, 2017 9:10 pm @Steven_La: Using an independent inspector at frame stage is definitely worthwhile as the things to look out for might not be as obvious as during handover (when indeed it's more visible). But even then, the quality of your build will be highly dependent on the tradies that worked on your build and how well it has been followed up by your supervisor. It might have been a waste for you, but it certainly wasn't for us. Just an example: I missed quite a few drummy tiles and poorly laid roof insulation. I consider an independent inspector to be "insurance". If it turns out you didn't need it - great. If it turns out you did - even better. Re: Who else is building with Eden Brae? 14071Jan 11, 2017 8:57 am Question to all Cremorne builders: we're looking at different ways to fit out the walk-in-robe of the master bedroom and I've now noticed that the manhole providing access to the roof cavity is in a bit of an awkward spot there. I guess it's important to leave it accessible, so any plans we had of installing full height robes with sliding doors is off the table due to the location of that manhole. We're keen to not simply have some shelves in there to simplify cleaning. Any creative ideas people might have had and are willing to share? We were just notified today that we are now in construction and were assigned a supervisor. How long for a call from supervisor and putting in slab? Thanks a lot.. Was around 2 weeks for me Re: Who else is building with Eden Brae? 14077Jan 17, 2017 1:05 pm mikegrg1 How long did you had to wait for brickies to start after your frame was done?? My frame was completed in dec 18 and might start with bricks by Jan 24... We had to wait a while as it was Xmas and new year period and a lot of trades are off. I noticed a few back yesterday though. Your supervisor should be able to tell you when they are back Re: Who else is building with Eden Brae? 14078Jan 17, 2017 1:07 pm Lincoln35_mckinley mikegrg1 How long did you had to wait for brickies to start after your frame was done?? Re: Who else is building with Eden Brae? 14079Jan 17, 2017 4:53 pm Has anyone built with the Eden Brae included prestige range brick called "stone". I loved smoke but could not justify paying an extra $7000. Re: Who else is building with Eden Brae? 14080Jan 17, 2017 9:38 pm @dreamh0me: we built with stone. What's your question? I built with EB back on 2009.
