How big is your overall block of land btw? We were given a ball park figure of $50K, on a 769sqm block, with house covering less than half of that space. To be fair we have sloping block and rock on site. But when you compare their price to price that we got from our current landscapers (who were $20K cheaper), it was a no brainer. plus our landscapers did the plan for us...we didn't have to go to ECo as Outback would not do a plan for us. They said we had to go through ECO for the plan and they would do the landscaping. Update on Approval: Apparently the guy that was looking after our file for retaining wall approval left council (no wonder he never returned my calls!). Our file has just only been reassigned to a new person (as of yesterday!!!) who said that they will try to get on site today to inspect our block of land....So frustrating as our plans went in more than 5 weeks ago . The new guy said to ring back next Thursday to check on approval. So we are stuck in llimbo land at the moment.... Our block is not big, it is 450 sqm and we got around 6 meter in the back but slopy back from front to back. They got 3 trucks full of dirt while exacavating. In fact landscaping is around 18K I spent around 2K on automatic irrigation which was done by separate company and 1K forthe automatic garden lighting , all the lights turn up at 6pm and off at 8m you can change the timer though. Regarding the automatic irrigation we have got 3 zones , one for back yard lawn, one for front yard lawn and one for drip irrigation for the plants in the garden edgeing. It has control/automated controls. Regarding your approval no good news I hope they visit soon and approve your application. Can't wait till we have grass and not just rubble and dirt.... Re: Who else is building with Eden Brae? 6909Aug 02, 2013 1:02 pm Heathcote No, neighbours opposite us are building with Kurmond...The only other EB that went up is a Hayman that was built 2 blocks away. Their house went up really fast....They started 2 to 3 months after us and have already moved in (we moved in 7 weeks ago). They built a 34 sq house, so it was smaller than ours. I can hear your frustration. At least the frames have been delivered. Once carpenters get on site it shouldn't take them too long to put up the frames. Does your SS give you a screen shot of work scheduled? It is not always accurate (unless there is a date that is marked against the work), but at least you will be able to see what is happening next. There must be a reason why work is so slow at your place (if rain is not the issue). Maybe a lack of trades in the area that you are building? Did you deal with the Thornton office? I hope we don't have to go through this wait again for the second storey. Yes we went through the Thornton office, we were really happy with our CSO, even though admin was slow at least there was communication from her. No, our SS does not provide us with a screen shot. Would love it if he could. Do you think I should ask? I feel like I am hassling him enough with these delays. Our SS doesn't communicate with us at all unless we make the first move. At least you won’t be left wondering why nothing is happening on site. To give you an idea of what our SS provided us with…. THE DAY that our slab was poured, he emailed saying that “As you are probably aware the slab was poured today. Every couple of weeks i will forward you a screenshot of the upcoming program. If you have any questions about it, please contact me”. This is word for word what was written. The screen shot showed things like external drainage install, underground electrical install, frame and trusses delivery, frame carpenter install, aluminium windows and doors delivery, entry frame delivery. All had dates marked against them. At every stage of the process we were kept informed of what was happening. There were maybe a couple of occasions over the 7 month build that I asked SS for an update screen shot, which he always gave. But usually he would email me with the schedule of upcoming works every 2 weeks. Some SS don’t like to use the screen shot (Granadz Drysdale SS is one of them), but you should at least be kept in the loop, especially if there are delays. Definately ask your SS if he is able to provide you with a screen shot if it is within his capacity. Ill be venturing out there this afternoon and check to see if anything else is done. From memory the SS said he tried to get the plumbers in early but they are swamped. Next week he said would be internal plumbing, gutters/fascia and hopefully roof tiles!
