Browse Forums Building A New House 1 Aug 13, 2011 12:49 am After stumbling across this forum months ago while searching for info on Bedfordale siteworks, I have become addicted to reading the threads and following everyone's progress. I've finally gotten up the guts to start my own thread... We secured our block in Bedfordale in April and are currently waiting for titles which are due some time this month. Apparently the plan has been "deposited" with Landgate which according to our builder means titles should be issued very soon. We fell in love with one of the first display homes we walked into and after looking at (what feels like) every other display home in Perth we were even more certain that it was the home for us... with a few modifications. We have had the concept plans drawn up and are now waiting on the site survey and soil test before we proceed any further into the building process. The builder has told us to be prepared for the site costs to come in at between $75 and $100k I have all my fingers and toes crossed that ours will not be that high! Anyway, enough of the talk... here are some pics of the block and the house plan. GOOD LUCK!!! Is the entry via the lounge? I would put a window in the ensuite toilet and also in the toilet down the hall. Otherwise too dark and a light would have to be used each time..and left on, and $$$ wasted and also SMELLLLY, and if you are having a fan..that would be left on and more $$$ a window is eco too!! ha ha you dont want built in storage in the study? for files, papers etc? the pantry is long and you could slice a bit off for a small cupboard.. handy for storing bedding anyway, for when people come..duvets, pillows etc if nothing else. doesnt have to be big, 500mm wide lovely big house though..,.not jealous at all... The amount also includes septics. I hadn't even noticed that the toilets didn't have windows We have been concentrating so much on size and number of the rooms that we haven't started thinking about things like that yet... guess we better start!! Its a bit unconventional I guess but it doesn't bother us. We figure we won't get too many people knocking on the front door due to the location of the block. Also, although main entry halls/areas look impressive I think they can be a bit of a waste of space and I would rather make use of that space elsewhere in the house. No doubt it will still cost a bomb but should be at the lower end of what we were told to expect as we don't need to dig down (I know there is a more technical term for this but my poor little brain is overloaded with all the new words I have to learn!!). Our block is pretty much flat so we can just put the sand pad on top. Not sure if that means we will need a retaining wall??? Does anyone know how high up you can go without needing a retaining wall? Hubby wants one as has serious house envy for another RBC house in the estate with a gorgeous limestone retaining wall but I'm thinking limestone will be expensive. Guess we will wait and see. The builder is working out where the house will sit on the block and we should have costing by the end of next week... And nice layout on the house. Its so exciting at this stage of the game. Its great you wont be slogged that much for your siteworks All I can say, is study those plans for as long as it takes and then study them again and again until you're dreaming them, and then maybe study them some more Well thats what we did. I'm dreading the earthworks costings!! And definitely not looking forward to paying builders mark up on them I'm trying to work out if we can still finance the earthworks component if we deal directly with the earthworks companies instead of getting the builder to sort it out. I have heard that the banks aren't too keen to include other costs in addition to the building contract. Trying to answers out of my mortgage broker is like pulling teeth I will be looking for a new (hopefully more helpful) one once we get titles and the block settles. TG & i are buddies,have shared some ups & downs on here with house building Our earthworks have come back as $50,000 but were up near your quote untill we decided to organize it ourselves. This quote includes everything soakwells,stone pitching(he supplies rocks if you don't have enough & he also breaks any up to movable sizes for you,removel off tree stumps,our shed pad & rainwater tank pad,fully drawn plans to put to council including anything you may want later as its cheaper to add now,he does all this himself. He is also adding filler from other jobs in the estate I can point you towards him if you are interested,just ask. I would prefer to use people who others are happy with. Our land has finally been titled and settlement is due on 7 Sept It is all starting to seem very real now and I am extremely excited and terrified at the same time The thought of picking out colour schemes, benchtops, cabinets, taps, flooring, window treatments has gotten me into a little bit of a spin. There is so much to choose from and I am so worried that I am going to "stuff up" and my house will end up looking terrible. I figure its safe to stick to neutral colours and hope it doesn't end up looking bland. So you could use one guy who would charge you xxx amount of dollars & they will add approx 15-25% ontop IF THEY DO THE EARTHWORKS & CONTRACT THE JOB OUT THEY ALSO ADD HUGE $$$ TO THE PRICE. They will use the same engineer,earthworks guy everything but slug you heaps. Hope that is easy to follow,think i have said it quite fuddled,but hopefully you get the idea. Don't get me started about colours etc,i drove myself crazy (and afew others on here ) Neutral is GOOD,you can change any room with the decor,just think,you can have your living green one month & blue the next etc,change the cushions,vases blah blah We are going the same through-out,i just like things to flow,a feature wall here & there but am changing the colours etc with linen,cushions,pict ........ I have asked a few times about getting the earthworks done ourselves and have been told it is ok but they haven't gone into details about markups etc. We should get our costings this week so I will get some more specifics on their markups and start working out how we can save some $$$ I got a new camera on the weekend and figured it was the perfect excuse to go up and look at our patch of dirt again and take some pics of the fences and the lot sign. I look forward to seeing your build progress. Im in the process of getting quotes for my earthworks as we speak but prices are so different trying to save some $$$ as we go along. Re the earthworks,our fellow was not the cheapest,BUT he goes beyond the quote. As in giving advise,trying to work out the cheapest but best way,including drawings/plans with the quote,itemizes everything so you know exactly how much each bit is costing. Gives his time freely,i sat own with him 4 different times in his office & he met us at the block to go through everything while having a walk around. Phone calls answered promptly. Puting each detail out on the ground so we could see ourselves what he was going to do. We need a slight fill for our driveway,said he would off load some gravel from another job for us,NO COST! He is also removing the stumps as an extra,NO COST! Now i could go on & on (more ) His just a decent older buissnessman,a handshake type & his local,worked on that land out there before it was an estate.
