Most of it was pretty minor stuff like putting in a few extra nails here and there, or PD doing something at a later stage to get everything done properly. We did have an issue with frame overhang in one area, the SS has already contacted engineering to get a fix in place for that which is good. We also had an issue of a sewage pipe not being in quite the right place (out by less than an inch), he suggested that we just move the side of the cupboard wall by that much which we were happy with as the alternative was presumably to dig through the slab to fix it. We'd rather lose maybe an inch of hanging/wardrobe space than have to dig up the slab. We talked about the placement of the noggins for hanging TVs off the wall, and he was also happy enough to put in a few extra noggins for towel racks, hanging rail in the laundry. Given there seems to be plenty of spare timber presumably the site supervisors figure they might as well keep the customer happy and it doesn't really cost PD anything extra. I'm wondering if we could have avoided the cost of having the noggins for TV put in at tender stage but we figured we wanted to play it safe with that. One issue I did notice is that our neighbor's gutters likely overhangs our property. Looking at the plans (PD are also building the neighbor's house so it's on there) their garage is right on the boundary line, but their gutter extends from this. There is supposed to be a gap of 20cm between our house and theirs and this is the case on the ground, but at gutter level their gutter is maybe an inch away from ours at most. Are they allowed to do this, will it cause any issues down the track etc? We are having our tv on the wall (we will do it afterwards) and got the electrical done so we can, but haven't done anything else. Did I need too? Hope not as its too late! Got our building permit today. Our BC sent a massive list of things to get done etc, all the demo work, asset protection permits etc. Was quite overwhelming!! Best we get cracking now. Contract is 6 Dec. Coming around so quickly and starting to feel like we have so much to do in such a little time. I haven't even looked at rentals yet! You can't so much as put a toilet roll holder on the walls without support let alone a TV. You will need to figure out how to make sure the TV stand is not just drilled into plaster but to a supporting beam, The shop you get your TV from will probably be able to advise you on how to do it. We just bought a 75 inch for the new home, I am not putting this baby in any danger and got a TV stand for it. A noggin is the horizontal bit of wood in the wall that you can attach things to. You can also affix them to the studs (vertical wood frame), but then you're drilling into something that provides structural integrity to the house so may be less desirable. I have no idea whether it makes much of a difference but it was recommended to us to put some in so we did. The reason changes are problematic post WoS and tender is because PD are getting all their drawings and engineering approvals so if it wont require any redrawing and re engineering then it shouldn't be a problem so the sooner the better.. This is something where I think PD do have a bit of a duty to educate us as customers about things like putting in noggins for TVs, towel racks, indoor clotheslines because most people wouldn't know otherwise. It basically costs them next to nothing to put in noggins (a bit of offcut and some nails plus ten seconds of labour) and saves people a lot of hassle later on so that you don't have TVs falling off the wall or towel racks coming off and taking big chunks of plaster with them. However towel rails and toilet roll holders are a different story. Though it is easy to find the studs using a stud finder, I'm going to take pictures of all the frames before they start fixing plaster boards.
