Yesterday I received a phone call from the manager of my BC, he said she asked him to deal with us until she comes back on the 19th. Within an hour he pushed us to construction, said we will get some dates next week! I suppose they figured out the sewage thing and decided not to do a contaminants test... so hopefully they'll be able to start by the end of the month Someone is taking down our fence today and everything is moving in the right direction Woohoo, that's great news on moving to construction! The vast majority of the time the answer is no and I just move on with my life. I'm pretty hopeful that it will be the same with the building process. I do the same. Most things are minor, but if something will annoy you, then definitely make sure to get it fixed during the build. It's good advice though if people are able to pick their battles. I certainly want it to be built properly and to spec. In the context of building a house it probably applies more to if there is a delay of a week, or they need to come back and redo something but it will be fixed before handover, it's a short term problem so don't get too upset about it. The water meter issue sounds really strange, I would have thought if a water meter is on your lot then it's for your lot? Then again it becomes clearer to me every day that I don't know much about building a house! I would guess that you need to talk to council or the water company about it and see what the story is? Happily our site costs are lower than they were at tender, I’m not sure how given that they’ve only had the one soil test and they had the results before tender so it would be strange for them to be lowered since then. At least they went down rather than up although who knows what will happen after the second soil test, we’ll have to wait till the land titles for that though. Our quote from Kitchen Culture wasn’t updated, given we’d told them what we wanted at least three weeks it was a bit annoying. We have since received a post contract variation from them, but they’ve stuffed parts of that up so we’re still waiting on it all to be sorted which will hopefully be done in the next week or so. We had a few (hopefully) final changes to make with tiling and electrical but nothing major there, we’ve since received the variations to that which is good. Our six star energy rating got approved with no issues, I think we were actually a little bit over the requirements so good news there. For whatever reason they hadn’t included the changes to the payment schedule we had requested but this has since been sorted out with a variation which is good, no point in handing over the money any sooner than you’re supposed to. Happily we’ve still got the luxury of time on our hands before the block titles so this sort of stuff shouldn’t be delaying anything important, as far as I know this is still on track for May although we haven’t been given an exact date yet. Hopefully the developer will get back to us in the next couple of weeks on this. Our BC seemed to indicate that PD would be seeking developer and council approval before the block titles which seems slightly weird to me, is this the norm or have I perhaps misinterpreted what the BC said? I'd think they would send the documents to get the council and developer permits after the land titles as they need to send everything to them. Maybe they're planing to get the second soil test before the land titles and get all the permits before that? For us getting the council permits was the last thing to do prior to getting our site start.. I assumed that they would need the land to title before they can do the council and developer approvals, I hadn't thought about the soil test being part of that but I guess that makes sense as well. They're definitely not planning on getting the second soil test before the land titles though as they told me they needed to wait for that in case the developer decides to put more fill on there etc. In any case hopefully they will have everything prepared so that as soon as either the land titles or the second soil test is done they can get the plans in for developer and council approval asap as we want to maximise our chances of an early site start as much as we can. Building a Kew 28 with Porter Davis Re: Porter Davis homes 14699Apr 21, 2017 4:33 pm No update on the water meter but I have an email I sent my bc before contract asking her what we need to do on site prior to build and I specified water and she told us that everything we need will be talked about at contract. So I'm pretty sure we are covered with this. It's something that their planing team should have noticed. Under services we are paying for water connection so once they get on to doing that they'll get the water meter or let us know how to get it. I just want to start our build so there won't be any delays with it... I spoke to the guy doing the soil test and he said we have very good soil.. hopefully that is reflected in the report, also our block is really flat.
