Interesting to see subway tiling to the ceiling in the kitchen, which is what we are thinking of doing as we have no overhead cabinets. Oh and if you don't mind me asking, what size are your subways? We went with 300x100 for a less busy look in the bathrooms, but the tile I like is 150x75 for the kitchen splashback. all the masia tiles we have are 75X300 Re: Porter Davis homes 13867Jan 09, 2017 3:13 pm Hurrow Waldorf_Grange_Build We were forced to get double glazing to whole house to pass the 6 star rating. I think it will be worth it in the long run anyway. If you don't alter the base floor-plan then PD ensure a 6 star rating. If you make changes, which most of us do, then you have to wear the cost of selected upgrades to ensure the house is still 6 stars. Hmm, I didn't realise that if you did upgrades then it's up to you to pay for making sure it's 6 star. We're making pretty much all the upgrades to the base floor plan, I guess we'll see what difference that makes to cost. We've also got a 7k bushfire allowance which the SC told us should help with the 6 star rating anyway, no idea how that works but I guess we'll see. There's just such a massive difference between the base cost of the house, and what you end up actually paying. And this is before we go to WoS! if it makes you feel any better, we made so many changes to our east facing home... huge window upgrades facing the west and we has a $0 cost to upgrade ours to 6 star!!! we were very shocked as i was overseeing everyone costs and panicking ... they made a mint from us in the end anyway Re: Porter Davis homes 13868Jan 09, 2017 3:17 pm nikil Hi Guys, I have just heard from our SC who has received the initial site reports. He said "there is a feeder line going across the driveway that the clients should relocate to save $5500." Anyone know how I go about this? Also can someone tell me how much it generally costs to get an electrical pit and how long does it take? Thanks electrical pits are a must and will cost you a couple of thousand. def something you should look into now! we had budgeted for this but luckily enough our neighbours built a grannyflat at the back of their home which needed this already. we saved about 2500! Re: Porter Davis homes 13869Jan 09, 2017 3:22 pm nikil bd3watson nikil That's exactly the kitchen cabinetry I want too, at the moment we have a 5k allowance for kitchen upgrade, we are building the Vancouver 33 in the lifestyle range. I wonder if I can manage to keep it in the 5k as I'm guessing your kitchen is bigger than ours will be. Does the 7k include the butlers pantry cabinetry? I am happy with the 900 stand alone cooker as I like the look of it. We really like the Cat 3 stone (can't remember the name of it) I have no idea yet how much it will cost to upgrade the stone, I may just have to do it on the island and see if I can get away with cat 1 or 2 on the benches. What cabinetry have you chosen for your overheads? I really like the one in the WOS display and I am hoping to include them. I don't think I will go with overheads in the pantry, maybe just some shelves. I agree that it's very frustrating not knowing pricing of everything, they obviously want you to spend more and think once you get to tender you won't be bother to change things. Hey Nikil, I'm not 100% sure what the prices are now (we got our pricing back in June 2016) but they should be similar sohere is a picture of our kitchen culture costings for kitchen and Galley. I didn't think I would be able to get the waterfall edges but if that's the cost then I'll definitely be getting them! It will depend on what your current promo includes, for example, for us it was cat 1 stone, and its then an upgrade to cat 2.. however becasue we added then cabinets to the galley the standard is laminate so you then pay for the upgrade from the laminate to cat 2 stone ( hence a much larger jump in price) Our waterfall ends and upgrade to 2 cost us about $2K so it really depends on what promo you are in. The photo of the PD document on my phone doesn't mention anything about 3% at tender and our SC hasn't mentioned anything about it either. I seem to recall a conversation with him about the timeline and I asked about the 5% at contract, he didn't say anything about tender. Where in all the documents does it talk about the 3% at tender?
