Had my pre final inspection yesterday, really happy, a lot of cosmetic work to do but was all highlighted before I could pick any up. Wednesday next week get my Certificate of occupancy and Friday 5th is due for settlement. We don't plan on moving in until the end of October as want to get some landscaping done on the back and sides, but pretty pleased with it. Have to say, most stressful part of the whole experience was Finance.. That caused me stress due to having a broker I didn't have confidence in, and a range of issues that were inflamed due to his lack of knowledge/communication/experience that I am sure could have been avoided. It set me up for a nervous build but have to say, credit to Simonds, they have been great, no problems at all, and the SS has made me very comfortable at all stages. If I do this again, would take care of all financial affairs myself, not use a broker, but really happy with building experience... The fence will eventually move and your gate will either drag on the ground or won't align with the lock on the wall. Your wall will always be straight, hopefully... 2) A gate is not too hard to install yourself and Bunnings have prefabricated frames that are adjustable to fit any sized opening. I'll be doing mine but not for a while yet as we are still waiting for a site start (first builder went bankrupt). We were told it's usually between 1-3 weeks. Scruffy, I think site start is the date they scrape your land with an outline of your house.
