This plan has a home theatre. Can someone kindly let me know as what comes along with inclusions for the home theatre. Is sound proofing, speaker cable points etc included in the build. What items are not included and extra. If anyone has done their home thatre, can you please share your thoughts and advise. Thanks Buildinsydney The inclusion is : 1. Room 2. basic quality carpet. 3. Standard paint. My upgrade on Home theater : 1. upgrade Carpet quality 2. Board wall for TV up to 100 inch. 3. power point 4. downlights PS: I dont do speaker cable point etc because I am planning to use wireless speaker. My additional upgrade after the hand over : 1. Black wall paper 2. Blinds. 3. Repainting wall to dark colour Hope this helps. Sorry what's a board wall? Just to throw my two cents in, we aren't turning ours into a home theatre but a general purpose tv room. So we changed to tiles, added in acoustic insulation and etherner and tv ports. Thanks Buildinsydney you are so naive. they only give you the room. that is all. everything else including your power point is extra. a decent theater cost you 10-15k. I am not sure who is correct, many people said that Home theater Sound System does not works well with Tiles as it will be echoing, thats why I upgrade the quality of my carpet instead. Yes.. in order to ensure that the mounting frame is strong enough to hold 100 inch TV, we need stronger wall, otherwise the TV will need more mounting support. It depend on the weight of the TV. I am doing this just incase that we end-up having bigger TV in the future. My partner and I have just had our first tender meeting and have just paid our initial $5000 to get final plans drawn up. We have decided to go with the Merriden 30 and have added an extra room and changed things around. This is our first time building and as Clarendon do not have the Merriden on display we are little worried about missing changes and regretting decisions later as it can be kind of hard to visualize. My dad is a builder so we aren't too worried about being scammed for being young and inexperienced with finishes etc, I'd just love to hear tips and recommendations from anybody who is willing to share We have made a few modifications and have upgraded to the sapphire inclusions and just want to know what necessities we should add! Thanks guys! Lisette xx If you can. Go to the colour/selections studio before you have to do your actual appointment. We went on the weekend and there is a few things to look at especially in the flooring department. We were a bit disappointed that the sapphire only gets a choice of 3 or 4 stone bench top colours. So it’s worth a look to see if you are going to be happy with the standard stuff or whether you will be upgrading which is all dollars! Oh really! 4 colours sounds crappy. Thanks for the tips, we will definitely make a trip before our colour appointment! Thanks guys! Lisette xx is the Merriden a new design? I don't remember seeing it on the Clarendon website! I would say, go see some display homes and think about what you like included in your home - like what size/type windows, sizes of rooms, etc. Basically all the structural things. Also give a thought about how you would like to use your spaces, like your dining, living and kitchen etc, as where you want to place your TV etc will dictate where windows will be. I'm building the Ferndale which also does not have a display home, and what I did was basically look at display homes with the same size rooms that my design had. For the life of me I cannot visualize things in 3D, so I found that it helped a lot. Also, DO NOT sign your final plans on the day itself. Since your dad is a builder, I would definitely bring the plans back and get him and everyone else to have a look through. I took my plans back for 2 weeks and signed after that, and even then, after looking at more display homes, there are still things like window sizes which I wished I had picked up earlier (trying to change them after you have signed off is virtually impossible without paying a fee). We originally like the Killara 28 but wanted to stretch out one side to make it wider.... our sales consultant suggested the Merriden 30 as its a similar floor plan just a little larger and wider (which suits our block better). He did tell us it was a new plan derived from the Killara but I have found a lady on a forum who built the Merriden at the end of 2015, so maybe not as new as we thought. Thanks for the tips, I am thinking we might venture back to Kellyville this weekend and compare our plan to the Killara etc.. I'm glad you have said we can sign the contract at a later date... Received an email yesterday telling us they would send us our contract and plans on November 1 to be signed at our meeting on November 2 - freaked me out a little. Yup don't be pressurised by them to sign on the spot - they just want to save themselves the hassle of chasing you and emailing you but take all the time you need! Also, I'm not sure how happy they are to make changes nowadays, but I did MAJOR changes to mine - I shifted my laundry from one side of the house to the opposite, enlarged it, removed the home theatre, added a huge butlers, enlarged one side of the house and reduced the other, lengthened the house, and for the first floor, i moved my WIR/ensuite with a bedroom. Of course, bear in mind that all these changes cost $$$ (you get little credit for any reduction but get charged heaps for additions) but we ended up with a design that was really unique to our needs. Re: Who's building with Clarendon?? 17918Oct 12, 2017 7:13 pm Hi all who purchased a house and land package with clarendon. I'm wondering how long there was between registration to pouring the slab? Our land is due to register very soon so I'm anticipating settlement first week of November. I know Christmas and new year will delay things but I'd like an idea of how long it'd be with or without the end of year shut down.
