What is your budget? What type of house do you want to build? Single storey? Double storey? Townhouse? Large? Small? How big is your block? What are your estate covenants? Have you looked at any display homes? Have you spent much time reading the information posted all over this forum? I think once you can answer some of these questions you will have a better idea of what you are looking for in a builder. Good luck. our budget is $350,000 to $360,000 including our land is 320sq m ($192,000) . we also want a single story Re: Builder needed 5Mar 17, 2011 6:59 pm Sounds like you need to go and hit your local display village and check out houses and floor plans from all the builders. Simply coming in to a forum like this and asking which is the best builder is a bit like asking "how long is a piece of string". No one can possibly give you an answer. Go to your local display villages, talk to the sales reps at each house, gather information and narrow down your choices. You can even research house options online. If you had spent some time reading at least some of the pages and pages of information which is freely given in this forum by so many people you would surely know enough to know that you were asking the wrong question. Being such a small block, you are going to be limited as to which designs you can put on your block. Looking at your budget. $360000-$192000 = $168000. I'm guessing $168k will include extras, landscaping, stamp duty etc etc. So really you want to look at designs with a base price of around $120k - $130k. How many bedrooms do you need, how wide is your block, etc etc. lots of variables before you can go from there. Once you have picked 2-3 homes that you like and you can build, then you can start selecting the builder. At the end of the day, all the builders are pretty much the same. You will read horror stories about all of them. Just remember that people generally write about bad experiences, rather than good. At the end of the day, it comes down to the individuals that work on your home. Evey builder has good and bad CSO's, and good and bad build crews.
