We have paid the initial deposit to Porter Davis and our WOS appointment is in 2 weeks. We have been reading this forum and it has been really helpful so we thought of sharing our dilemma here to get some feedback – We initially opted for the guest suite option because we need a room downstairs for our ageing parents who would eventually come over to live with us from India. My husband however wasn’t fully convinced with not having a home theatre so we also added the option of enclosed alfresco and terrace. We have asked for 2 internal walls to enclose the included alfresco area. Effectively the alfresco area to be enclosed and used as a theatre. I was thinking of having a roller door which can be opened and theatre screen can be accessed from the dining table. However we are getting a little bit concerned about losing the open feeling and beauty of the house by enclosing it all. I love the existing alfresco location as it will be on the north (Block is west facing). We can get an alfresco at the back but not sure if it would look as great as it does right now (we have a 10m backyard). I also love the terrace but thinking sensibly how often would we use the terrace in the master bedroom. Are we on the right track? Or do we give up a theatre? Any suggestions or comments would be greatly appreciated? Great choice of home (slightly biased opinion) Any reason why you don't chose the Games/Guest option? Maybe look around to see if anyone has gone with an enclosed alfresco (or other examples on google) and see if you like the look of it. We have the guest and theatre option as we need the extra room. Welcome garimasanchit Waldorf is an awesome design . If you need a guest bedroom or inlaw accomodation you can have the h.t and convert the study as a guest/ study bedroom. You could add an ensuite to the study or alternatively add a shower to the powder room. Void to be closed with curtains when required. Couldn't compromise on the study coz I run a business from home. Waldorf ticks all our boxes including study at the front for my client meetings. I am not a massive fan of HT and will be putting a day bed in HT regardless.. gotta love being able to lie down while watching a movie or a tv series marathon. Even when my parents do come they can lie down in the HT room during the day and head upstairs for the night. When is your site start? I paid my deposit to build a W44 in Wantirna a few weeks ago and still don't have the dates for WOS or tender or contract and am surprised that you already know all your dates . As I am doing a KDR sticking to timelines is pretty important for me, to get everything going smoothly. Having said that, we've done exactly that. We've walled off the lounge as we don't need it, and walled that in to make it our theatre room. As we have not walled it off in the middle of things, we've retained the openness *AND* kept the theatre! We too have the guest (er, princess) suite. We didn't extend the house into the second alfresco/games room as we wanted to retain the space for a pool and sauna. For us, it was the best of both worlds. Been super busy for last half year and only just catching up with things. garimasanchit, I have the enclosed rear. It's great. I love the extra space. I added an alfresco at the rear too but in hind sight, I should probably have made some of the alfresco into a guest room. Having said that, I'm not really complaining... it's been really great living in the house for almost 6 months now! With regards to your pool, if you indicate to PD that you will have a future pool, they can reinforce or add extra piers on the pool side of the house. Don't forget your window finishings, or have you gone with Birk? We're in the process of getting quotes for landscaping etc and hope to get someone who can do it all (driveway, crossover, concreting etc). If you choose this route, it will save you time sourcing/managing the different post-handover jobs. I'm not sure if this is cost effective though! My SS is super conservative with handing out PCI dates. Won't even discuss tentative date until tiling completed. So fingers crossed I get a tentative date end of this week based on tiles progress. 29 days left on my countdown timer do things are getting real now . Blinds... Managed to score a tonne from Freedoms pre made range. Initial blinds from Birk $18k. Range from freedom plus others to complete house will cost us $2.5k. Will take the savings for now and change over (if required) as money frees up. Sourced a concreter (guy was doing a job near my place) and price is awesome. Helped I could see his work and it was exactly what we where after (black exposed with white pebbles). Bedding, couch, lighting all purchased. Landscaping to come and rugs. That would be the PCI, i can't remember if they are on time or about one month late. It does not matter, we are not in a rush for it, just want it done right, and so far, it has been. We've had it externally inspected and I've left David, our SS to it. I certainly do not micromanage him. We've had a few small problems, mistakes, but they were identified early and quickly rectified. To be honest, we've not really started looking at the window stuff yet. Some things might take a bit of living in the house first for a while to sort it out. Good points about the all in one concreting. That is the next step is to actually work out what we want... The pool area was drawn into the plans etc, so all good there.
