So i have some update picts for any piggies around,these are good because i tried to show the amount off rock breaking we needed or you really need. Seen as our soil reports etc are the same I will explain this abit more later............ I paid the deposit today for the earthworks,yep they have been working away without any deposit paid But seeing as we live in a sml town so to speak we could hardly run away. Hi Jay, The quotes I received for earthworks have a fixed price for rock breaking and I believe that rock breaking is included in Kerry-Ann's fixed price quote also. When I received the quotes I questioned this as it was the main difference in the prices and was told that as most people want to know with certainty what their earthworks will cost, they fix the price for the rock breaking. They explained that they know the area inside out and know what to expect so they are happy to give a fixed price. If they underestimate then that's their loss and on the other hand if they over estimate then they have a win. The earthworker with their own sandpit said they would only charge by the hour for rock breaking if it was specifically requested and if so it would be $175p/h. In my case, after allowing for your margin the provisional sum is allowing for around 80 hours of solid rock breaking Do you honestly believe that this is realistic??? I have a fixed price for rock breaking which equates to 35 hours (including rock breaking for a 10 x 10 shed pad that isn't included in our costings from you). The earthworkers are out to make money in much the same way that every business is, so this would be "worst case" in their opinion. I won't go on because this is KAs thread, but I guess the point I am trying to make is that a provisional sum should not be needed because it is included in the fixed price quotes given by the earthworkers. All they do up there is break rock We definitely don't have two separate amounts. That's what we've received though when we've asked for a fixed price as the earthworker is covering their bases. I'm not trying to discredit anyone or be a pain. I've felt a few times on here that i am being made out as someone trying to rip people off. Not the case. When obtaining quotes for extensive earthworks (not the flat sandy stuff in the burbs), there's more to it and a provisional sum will be put down. When classified as a provisional sum, it can stay the same, go up or go down. When a person (client) asks for a fixed price, more often than not it will go up as a person is trying to cover their bases in case there's a blow out. We're not putting it up. The contractor we obtain the price from is. Hence why we have no issues with showing quotes as we're simply the messenger. When looking at your quotes soakedblonde, i don't believe that full amount would be required for rock breaking. At the same time, a fixed price has been asked which we've then asked for from the contractor and that's what we've been given. You mention kerry that some trades/contractors don't like working for builders. I agree and disagree at the same time. Some love it for the consistency of work. At the same time, a builder will tend to be more pushy with work etc as we expect consistency of work, and will always argue to get the best price. We'll get 3 quotes per se, but only one can be the winner. Anywho. Will leave it at that as i don't want tie up another thread with conversations like this when the focus is on home building. Just wanted to explain a side to something. Then why is it provisional when the contractor is bound by the fixed price he has given you? There are three contractors that do 99% of the earthworks in Bedfordale. I obtained quotes from two of them (the other one prefers not to deal with RBC due to issues in the past). The 35 hours mentioned above is from the most expensive quote. You have said in the past that builders will get better prices than a client could get from a one off job. If this is the case, why would a contractor quote you more than double for rock breaking. Maybe the quotes you obtained are from other earthworkers who are not as familiar with Bedfordale?? I really don't know because despite asking both you and Rosemary I have not been given copies of the quotes. Sure you have said I can see the quotes but only if I come in so you can explain them to me. I am not an idiot and have had no trouble understanding the quotes I have received. If there is nothing to hide, why can't they just be forwarded to me?
