We have been into the Gregory Hills sales office and see it all on their master plan, we just never asked what release its actually called. They gave us the land layout for that area as well. There is no name for this release, it was know as stage 15A, most of the land was sold to builders, after the builders had chosen what they wanted, they released the rest to the public, which was about 7 or 8 corner or odd shaped blocks. They weren't advertise, but when on sale around the same time as the Waratah first release and has the same Registration, March 2015. I also have some questions if anybody has any details... 1. We have been told we will be bush fire rated BAL 12.5, not sure why, but I was told that it is because there are some trees within 100m of the house that are high than the roof line. I hvae counted 2 maybe 3 trees, that will be close to 100m away. Has anybody had this on the draft plan, but had it removed at registration? The land 2 plots further away is not bush fire rated. 2. We are building an Allcastle, we gave them to leaflet regarding opticomm which they seem to know know much about it. They have have made allowance for $3000 in the tender, which seems a little expensive, for what I assumed would be some wiring. It already comes with 2 TV points and 1 Telephone point, I assume they can be changed to the specs required for opticomm, but I am not sure what else is involved. 3. We have been costed for M class slab, but have been told we may need to upgrade, but they can't tell us until they can test the soil. interested to know what the estate in general requires regarding the the slab. 4. We have been quoted for 60m of piers, I know from readiing some comments that 60 might be low, but I am not sure if there is a building code for piers or the building can put in as many as they want, so all builders can be different in the piers that are needed, anybody else had piering that was as low as 60m. Hi Wazza, I am building in Gregory Hills also, as for the land being bush fire prone zone, we have been told this but won't know 100% till the land is released. For the opticom information, I would say that is a good allowance only because you may need more or want more in the house when coming up to appointments. Although I would question why this wasn't included in the first place. As both tenders i received there was no allowance it was in the price included. For your slab you need a H class slab, generally most builders had already upgraded it when we went for tenders. Sorry if I can't be of more help. GOODLUCK! I would discuss this with the developer, if you read through this thread there are some discussions in relation to fire ratings 2. I believe $3000 is way in excess for opticom, yes the tv points must be run to the hub which will be mounted in the garage as well as phone lines and data points. Basically though if you don't want data points a wireless modem will connect to the opticom modem for your internet. The phone lines will only be required if you use voip phone, you only need one phone point in the house then run a number of cordless phones. Its so stress-free that we sometimes forget that we're building. Firstyle has some nice design but their build quality isn't that great. My BIL built with them in Prestons but advised us to steer clear of them when we were shopping for builders late last year. Beechwood, no knowledge but have seen a really nice design by them near my workplace. adgn When i was looking a few years ago.. i would rate Casaview then Firststyle then Beechwood in that order. Re: [NSW] Gregory Hills - Roll Call! 1032Aug 19, 2014 11:23 am Agree with you Paul We paid $90K on top of the base price for a 35SQ house with Casaview and that covered site cost, BASIX, all incidentals like salinity, slab upgrade, all piering, drop edge beam, BAL, carpets, flyscreen, tiles for inside, balcony and alfresco, basic NBN wiring, alarm, upto 60SQM of stencil driveway (one of the best allocations) and so on. We didn't mind because Casaview's standard inclusion is pretty comprehensive and includes certain things that are above industry standard. Their brick and tile range is pretty great. Paulc1964au Just remember you pay of you get, sometimes its best to pay a little more for better quality. Compare basix costs, but also look at all inclusions and compare. Hope it is the same for me when I start building. So far, I have only spoken to Firstyle and Beechwood... so Casaview next and probably include Jandson Homes as well. Which display centre did you enquire? Does Casaview do driveway as well? I'm thinking of building around 22-25sq so your house is really massive. Unfortunately, they charge $1000 for the tender but they allow you to discuss any changes to plans and so on and the revised plan is included in the tender. I hope Casaview offers free tender hehe Re: [NSW] Gregory Hills - Roll Call! 1035Aug 19, 2014 4:12 pm We are building the Allcastle Savanah in Gregory Hills (interested in any feedback on them), but we did build our last house with Beechwood, so I have good experiance with them... Beechwood are cheaper at Tender, but they do omit quite a few things from the Tender that are needed. The contract you will find the words "at the owners expensive" all over it. This allows them to send you additional invoices that are not in the contract, so have to be paid by you out of you own pocket. We had a contigency in what we borrowed, but it only took Beechwood to get about 50% of the way through the build to use that up. The rest of the build was paid for with our Driveway money, which we had to get a credit card to then pay for the Driveway. Extra's to watch for... Piering - Beechwood are known for under estimating and that came from the guys on-site when they did ours as they got fed up with customers going nuts when told it would be $3000 or $4000 extra to pay, which was the case on over 20 Beechwood houses where we built. Temp Fencing - Watch this one, 90m is included, they will try and get you to pay for more. They sent an invoice for another 30m, I found that strange as the total boundary was 90m. Went on-site counted the panels and found it to 90.5m. They cancelled the invoice, but to my supprise they resent a new one for the 0.5m When you get you contract they will include instructions on the amount of clean fill they need and where to buy it from. Cost us $700 which was not in the budget. After the slab was down, we got notification to have the vegitation clear from the site, giving us 1 week to perform or it would delay the build (also would our fault for the delay). Cost us over $2000... I could go on forever, but the point is there are a lot of costs involved that Beechwood know you will have to pay, but they don't include them in the Tender to make it cheaper and then supprise you with them when it is too late. At the end of the day the house was good and so was the quality, the cost in the end was reasonable, it was just the extra's which was close to $20,000 that annoyed us, as it was too late to include these in the contruction loan, which would not have been an issue to do if we had know about them. Our neighbours who also built a Beechwood took them 12 months to finished the outside as they had no money left. Message me if you have any questions regarding Beechwood... Thanks in advance At this stage the answer is no Opticom are the owners of the fibre network in Gregory Hills and Telstra is not a partner to provide any services. I had to discontinue all services with Telstra except mobiles. Somene has mentioned that after 5 years Telstra can provide serviced but i haven't seen anything official.
